We are looking for a Property Manager to join our team.


The Property Manager is responsible for day-to-day operations including leasing, marketing, financial reporting, appearance, and good working order of the assigned properties within the portfolio.


Essential Duties:

  • Oversee all leasing, marketing, and administrative duties as required at the property. Ensure files are maintained in compliance with company, local, state, or federal requirements.
  • Develop priorities and direct the activities of maintenance and leasing staff assigned to the property with focus on financial performance, physical asset management and tenant relations.
  • Understand the impact of market conditions & rental trends to manage marketing plans and achieve & maintain high occupancy.
  • Responsible for resident/tenant retention including renewals and releasing vacancies. Inspect and confirm all vacant units/areas are ready to lease, and tenant requests are completed in accordance with company policy.
  • Prepare annual property budgets; process cash receipts and accounts payable per company policy; and monitor income statement performance & variances.
  • Responsible for enforcement of lease terms and regulations, collection of rent, administration of delinquencies up to and including legal proceedings and balance recovery.
  • Regularly inspects grounds, common areas and rental units to ensure a high standard of maintenance of the property is achieved.
  • Select, supervise & review all contractual services. Monitor completion and perform inspections following completion of major repairs, maintenance, or renovations.
  • Work with site staff to deal with any emergencies that may arise on site; communicating serious emergencies to senior staff and preparing contingency plans to respond to crisis situations.

Required Education & Experience:
High School Diploma required, associate or bachelor's degree preferred.

3+ years' previous experience as a multi-family apartment community manager with proven success in marketing, leasing & management of community operations at a high level and high volume required.

Affordable housing experience preferred.


Required Competencies & Skills:

  • Proficient with Microsoft Office Suite or similar software, and cloudbased ERP software with ability to navigate computer system data quickly and efficiently.
  • Prior RealPage experience a plus.
  • Excellent analytical and problemsolving skills with ability to think & manage in a strategic manner.
  • Detail oriented with high level of accountability, accuracy, and efficiency, especially when multitasking.
  • Ability to manage a team and direct day to day activities & tasks.
  • Ethical conduct, integrity, and trust.
  • Excellent verbal and written communication, interpersonal, time management, problemsolving and math skills.
  • Adaptability through periods of change and growth.
  • Ability to multitask based on prioritization and time sensitivity.
  • Ability to manage multiple priorities and possess excellent followthrough skills.

Physical Demands & Work Environment:


An individual working in this role will sit at a desk and use office equipment such as a computer, phone, photocopiers/scanners, and other peripherals.

The position will also require the individual to stand, walk, use hands, reach with hands and arms, bend, and squat.

The noise level in the work environment is usually moderate. This position may require lifting up to 20 pounds. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Valid Driver's License and reliable transportation required to travel within in a 100-mile radius to locations within the portfolio.
