Description

Broadview Communities, LLC, a growing multi-state operator of mobile home communities, is seeking a dynamic Director of Operations to oversee day-to-day operations, including regional managers, special projects, and community managers.

This individual will align their work with the big picture goals of the CEO and
COO and report directly to the
COO.

Responsibilities:

Operational Leadership:


  • Assume accountability for the daytoday operations of mobile home communities within the national portfolio.
  • Communicate and train field employees on company goals, ensuring adherence to policies and procedures.
  • Develop and implement business plans to address operational deficiencies and communities with negative NOI.
  • Conduct property visits with leadership, follow up weekly to review/update action plans, and address liabilities promptly.
  • Facilitate Town Hall, Homeowners Association (HOA), and Rent Increase meetings as necessary.

Financial Management:


  • Manage financial objectives, including controllable expenses, occupancy rates, collections, and Net Operating Income (NOI), ensuring quarterly targets are met.
  • Assist in budget development and ensure stakeholder and investor objectives are achieved.
  • Monitor and maintain collection procedures, aiming for a delinquency rate of 3% or lower.
  • Create and manage capital budgets ensuring projects are completed to scope, on time, and within budget.

Team Management:


  • Oversee hiring, training, onboarding, and motivation of community/leadership staff.
  • Conduct regular staff meetings and 1:1s with direct reports, providing regular guidance, direction, feedback, and encouragement.
  • Effectively evaluate team members and manage staffing changes as necessary.
  • Perform weekly status calls with Community Managers and Sales/Leasing personnel.

Customer and Community Focus:


  • Support resident customer service and retention efforts.
  • Drive a customercentric culture through residentfocused initiatives.
  • Advocate for and represent the needs of residents, driving strategies and plans to ensure timely resolution of concerns.
  • Ensure communities maintain high safety standards and adhere to facility procedures and regulations.
  • Promote and sponsor employee programs and initiatives.

Sales and Marketing:


  • Work with Community Managers and Sales staff to meet sales goals through training, marketing initiatives, and inventory management.
  • Know and understand pipeline metrics and how to consistently drive positive sales and leasing results.
  • Oversee Sales & Leasing activities to ensure that all goals are being met.
  • Provide support for home infill efforts.

Compliance and Reporting:


  • Ensure that all work processes are followed and that work is done in compliance with Fair Housing laws, rules, regulations, and policies.
  • Complete periodic site visits and necessary reporting for community feedback and home office review.
  • Create monthly portfolio reviews and present them to the home office and executive team members.

Qualifications:

Education and Experience:


  • Bachelor's Degree with.
  • Minimum of 5 years of supervisory experience.
  • Minimum of 2 years of Regional Manager/District Manager experience in property management, preferably in manufactured housing communities or apartment asset classes, or equivalent transferrable leadership experience.

Skills:


  • Excellent organizational and time management skills, with the ability to prioritize work.
  • Proficiency with Microsoft Office, Word, and Excel.
  • Excellent verbal and written communication skills.
  • Demonstrates ability to take initiative, anticipate needs, and exercise independent/sound judgment.
  • Proven success as a team leader and working across multiple functions.
  • Experience in budget creation and P&L management preferred but not mandatory.
  • Ability to solve problems and innovate when needed.
  • Ability to coach, counsel, motivate, develop, and inspire others.
