Description

The Hotel Maintenance and Grounds is responsible for maintaining the appearance and working order of the hotel and its grounds.

The maintenance crew must be able to work independently, as well as, with others.


Responsibilities may include:

maintaining the exterior of the building, parking lot, and common areas, maintaining all equipment in guest rooms, conducting monthly safety inspections and training the staff on safety and emergency procedures, and working with vendors.

This Maintenance crew must be willing to respond to emergencies and work with corporate maintenance on special remodeling projects or capital expenditure needs.

This position requires overall maintenance knowledge and troubleshooting ability with skills in painting, HVAC, carpentry, equipment, and tool usage.


Some of your responsibilities include:


  • Ensures compliance with all Engineering departmental policies, standards, and procedures.
  • Operate, repair, and maintain all equipment, including but not limited to; all pumps, boilers, motors, chillers, electrical systems, lighting, heating, air conditioning (HVAC) ventilation, water treatment systems, and swimming pool, hotel appliances, and the hotel physical plant.
  • Repair and maintain the lock and key systems.
  • Paint all surfaces and equipment, make minor wall covering repairs, and minor furniture touchups.
  • Perform necessary inspections and repairs as required and designated to the kitchen and restaurant equipment and furnishings.
  • Troubleshoots and repairs malfunctions in mechanical or electrical systems (e.g., HVAC, plumbing) and other equipment throughout the hotel.
  • Undertake plumbing, painting, carpentry, and electrical and mechanical engineering work as necessary to maintain safe and efficient systems within the hotel.
  • Keeps systems maintained and operational by performing routine maintenance on building equipment, HVAC, wiring, and lighting.
  • Coordinate renovation and capital projects with the framework and time limits established.
  • Prepare and control the annual maintenance budget and assist in preparation of the Capital Plan.
  • Perform inspections to buildings and services and prepare reports for improvements.
  • Ensures necessary permits and licenses for building and physical plant are obtained and kept current.
  • Oversee the hotel's Preventative Maintenance Program and all government regulations pertaining to building code, health, and fire and life safety programs.
  • Maintains and operates equipment at optimum effectiveness, efficiency, and safety.
  • Repairing or replacing broken or defective parts and fixtures.
  • Performing preventative maintenance services on all systems and equipment, and identifying and correcting defective or damaged systems
  • Performs preventative maintenance assignments on a scheduled basis (e.g., "room care").
  • Services the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs.
  • Maintains the building exterior and "curb appeal." (e.g., lawn care, painting, and gardening).
  • Review contracts and negotiate revisions, changes and additions to contractual agreements with vendors, consultants, clients, suppliers and subcontractors
  • Manages parts, supplies and equipment inventories effectively by minimizing downtime and maximizing cash flow.
  • Selects and makes purchases of new equipment, supplies and furnishings.
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations
  • Capable of working with building code officials, planning/zoning officials and community design committees when required
  • Experience in managing utility systems
  • Prior equipment specifying and purchasing experience preferred
  • Maintain accurate logs of equipment tests, such as fire alarm systems, emergency lighting, fire extinguishers, etc. Repair and preventative maintenance logs, monthly reports, daily walk reports, meter readings, etc.
  • Any other related duties as assigned by the General Manager or Corporate office.

Qualifications

  • Minimum 5 years of progressive management experience in a large hotel or resort preferred.
  • Great leadership and communication skills.
  • Knowledge of carpentry, plumbing and electrical, required.
  • Knowledge of hotel fire standards and procedures.
  • Knowledge of managing Capital Budgets is preferred.
  • Knowledge of building HVAC operations, plumbing, mechanical and electrical systems as well as building codes, fire, and health department requirements.
  • Ability to handle multiple complex projects concurrently with a focus on results.
  • Effective at listening to, understanding, and clarifying the concerns raised by associates and guests.
  • Proficient with financial information and advanced arithmetic functions.
  • Hotel, institutional, HVAC systems experience of 35 years
  • Demonstrated ability to effectively interact with people of diverse socioeconomic, cultural, disability, and ethnic backgrounds
