- Substantial industry knowledge and aware of current market conditions and cost trends
- Reading and interpreting documents, contractor/vendor solicitation, analyzing drawings and specifications
- Passion for preconstruction and estimating
- Applicant must be familiar with conceptual and hard bid estimating
- Strong organizational and time management skills
- Must be detail oriented and technically sound with good communication skills
- A Strong work ethic is a must
- Ability to work independently as well as part of a team
- Ability to utilize computers, and experienced with Microsoft Office, On Screen takeoff, Bluebeam or other estimating software programs
- Ability to work under pressure, meet tight deadlines, and coordinate team members
- Maintain a strict high-level of confidentiality regarding financial specifics of projects
- Work with Developers, Construction Managers, and Design Managers to finalize and review estimates
- Develop conceptual cost models based on historical costs
- Maintain client and architect relationships by answering cost-related questions and providing cost trend feedback
- Know overall SQFT costs of construction for different building types and tenants
- Know and track unit costs of construction materials, systems and trades
- Provides functional and administrative oversight of all estimating activities, including: estimate planning, preliminary project schedule, coordination of estimating activities
- Implements estimating policy, procedures, and systems consistent with the company mission and competitive practices
- Ensures that guidelines, policies and procedures are established and implemented for various types of estimates
- Ensures that systems are maintained in a manner that aligns with the established guidelines, policies and procedures
- Undergraduate degree in construction management, construction engineering, civil engineer, architecture, or related field
- 10+ years of estimating experience required where you have been the lead estimator for at least half that time
- Less than 10% travel throughout the year is anticipated

Lead Estimator will lead the estimation department and report directly to the Chief Operating Officer. The Lead Estimator will lead multiple hard-bid, conceptual, and pre-construction estimates for commercial projects in the Affordable Housing, Education, Healthcare, Aviation, and Federal markets across a national portfolio.
