The initial job title of the Employee will be the following: Property Manager (Salaried Exempt).
The initial job duties the Employee will be expected to perform will be the following:
Property manager will accomplish financial objectives by leasing units, collecting rent; paying bills; forecasting requirements preparing annual budgets; scheduling expenditures, analyzing variances, initiating corrective actions for multiple sites assigned to portfolio.
Monitor various performance metrics, implement effective strategies to achieve operational and leasing goals, analyze and adapt to changing market conditions, and identify opportunities for improvement.
Maintain lease-up processes, office set-up, reporting procedures, rent collections, lease paperwork, evictions, late fees, policy violations, accounting practices, purchasing procedures, preventative maintenance, and facilities maintenance.
Maintain accurate records of all community transactions and submit on timely basis (i.e., annual budgets and income projections, rent rolls, delinquency reports, move-in/move-outs, etc, utilities, repairs, remodels, projects).
Ensure appropriate paperwork has been completed and input into appfolio/dropbox accurately as well as shared with appropriate department, and on a timely basis: receipts, legal notices, invoices.
Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
Oversight of overall capital improvement plans through direction of project cycle, budget, contracting and finances with a multi-year property improvement schedule.
Provide exceptional service to residents, future residents and internal team members.
Listen to resident requests, concerns and comments.
Follow and enforce all safety procedures and notify supervisor of safety hazards.
Regular, on-time attendance, visiting properties in portfolio on a schedule, showing units at any property in portfolio with vacancies.
- Valid and in good standing—Arizona Department of Real Estate Salesperson/Broker License.
- Valid Arizona MVD Driver License.
- Valid Automobile Insurance.
- Reliable Transportation.
- Bi-Lingual in Spanish is a huge plus, but not a deal breaker.
- Clear Criminal Background History.
8. 2+ years experience in AppFolio platform.
- Ability to multitask and help coordinate with vendors for unit turns.
- Phoenix based and residing.
- Familiarity with Fair Housing Laws and Arizona Revised Stautues with respect to landlord-tenant laws and practices.
- Proficient and demonstrates effective communications with tenants.
- Experience with Residential property management.
Work site:
Multi site - Uptown Phoenix, AZ
Work hours: 08:30-5:00 pm, Monday-Friday and some weekends.
Pay:
$49, $52,000.00 per year
