Description
Responsible for organizing, directing managing the overall maintenance programs for the communities. Supervises as well as coordinates activities of workers engaged in repairing maintaining communities.Assigns crews to repair of repairing, maintaining, and cleaning communities. Inspects work in progress to make sure that work conforms to specifications that construction schedules are adhered to.
Prepares and/ or receives from subordinates, reports on progress, materials used costs, and also adjusts work schedules as indicated by reports or observation.
Prepares maintenance reports. Repair orders procurement of tools materials to be delivered at specified times to conform to work schedules. May direct workers concerned with major maintenance or reconditioning projects for existing installations. Workers are usually designated according to type of project, work, or construction activity directedMaintains proper levels of inventory orders maintenance supplies as needed with community directors approval.
Confers with supervisory as well as engineering personnel plus inspectors and suppliers of tools & materials to resolve construction problems improve construction and maintenance methods.
Adheres to & complies with company safety policies as well as rules wears personal protective equipment ppe as directed. Adheres to osha safety standards that are applicable for the safe performance of the job. Implements supervises training program for the use of safety equipment. Conducts or assists community director with monthly safety meeting completion of hazardous equipment safety checklist,Assists owner with community budget expenditures in all areas of maintenance.
Works hands-on as required or as may be directed by community director to make sure market-ready, occupied as well as preventive maintenance is performed on a timely basis to make sure preventive maintenance schedules are followed.
Confers with as well as directs supervisory personnel plus subcontractors engaged in planning executing work procedures, interpreting specifications, and also coordinating various phases of construction/repairs to prevent delays.
Completes required service requests timely.
Make appliance repairs, carpet repairs, a/c repairs electrical repairs, Performs carpentry work, welding, painting, plumbing duties as required, Adheres to company key procedures, Maintains a clean orderly shop, Participates in an ongoing community improvement plan preventive maintenance program.
Schedules and assign personal to repairs and lubrication of motor vehicles and equipment for maintenance concern or company automotive service shop.

$ $30.00 per hour
