    Job Description

    We are seeking a construction project manager who has experience in managing all aspects of the construction process from site acquisition to design, design development, estimation, contract negotiation, contract management, monitoring budgets, meeting with owners, preparation of owner manuals, resolving project issues, daily job logs and reports. The Project Manager will closely with other team members including Project Managers, Superintendents, and office staff. The Project Manager will report to the Sr. Project Executive and will have project specific reports.

    KEY RESPONSIBILITIES:

    1. Coordinate subtrades, suppliers, and other external team members for project delivery.

    2. Coordinate various internal team members for project delivery.

    3. Manage budgets, timelines, plan specifications, customer satisfaction and resources to ensure timely execution of projects.

    4. Manage and track deliverables across the project lifecycle.

    5. Inspect and review projects to monitor compliance with building and safety codes and other regulations.

    6. Interpret and explain plans and contract terms to administrative staff, workers, and clients representing the owner and developer.

    7. Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.

    8. Obtain all necessary permits and licenses. Study job specifications to determine appropriate construction methods.

    9. Select, contract and oversee workers who complete specific pieces of the project.

    10. Develop and implement quality control programs.

    11. Confer with supervisory personnel, owners, contractors and design professionals to discuss and resolve matters such as work procedures, complaints and construction problems.

    12. Plan, organize and direct activities concerned with the construction and maintenance of structures, facilities and systems.

    13. Investigate damage, accidents or delays at construction sites to ensure that proper procedures are being carried out.

    14. Monitor job safety requirements and make sure that OSHA and other safety protocols are being followed.

    15. Complete other special assignments as directed by management.

    REQUIREMENTS:

    Experience – The ideal candidate must possess the following skills:

    1. A minimum of 5-10 years project management experience is required.

    2. Experience managing projects with hospitals, medical office buildings, surgery centers, and office buildings is highly desired.

    3. Experience supervising personnel including Superintendents / Project Coordinators.

    4. Strong communication skills: presentation, written, and verbal.

    5. Demonstrated cost management skills essential.

    6. Excellent problem solving, organization and follow through capabilities.

    7. Ability to self-motivate and work in a dynamic environment.

    8. Ability to demonstrate a positive and professional attitude.

    9. Strong MS Office skills – specifically Excel. Estimating/PM software experience preferred.

    10. Strong technical skills to include: CAD experience and knowledge preferred and must possess the ability to perform constructability and value engineering reviews.

    EDUCATION:

    Bachelor or Associate degree in Construction Management, Engineering or Architecture or 5-10 years relevant work experience is required.
