    Description
    Job Description$500 Sign-On Bonus upon successful completion of 30 days of employment with Associa.
    Serves as a General Maintenance Technician for the community association at Sun City Shadow Hills. Responsibilities include performing technical and general facility Maintenance functions.

    Ensures that all support and service is conducted by trade code and fulfilled in a manner consistent with Shadow Hills' standards.


    RequirementsDuties include but are not limited to:
    Perform general maintenance tasks at all common areas under the responsibility of the Facilities Maintenance Director.
    Perform all technical and general maintenance
    • Electrical, Plumbing, Mechanical repairs, pool repairs, and Life Safety respond procedures.

    Responds to routine inquiries or requests for maintenance services; receives, investigates, and responds to maintenance concerns and requests; monitors completion of work; completes follow-up communications with requestors and management.

    Prepares and presents clear and concise field and administrative reports and maintains a variety of common area maintenance records.
    Changes air conditioning air filters as scheduled.
    Changes burnt-out light bulbs as scheduled.
    Aids with delivery of supplies, materials, and equipment to various areas.
    Assist audiovisual staff with various general maintenance services.

    Displays a solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.

    Performs other duties as assigned for the efficient operation of the department.
    Knowledge, Experience Core CompetenciesAbility to exchange and receive information through oral communication and to make discriminations in sound.

    Must be able to speak in a clear and understandable voice so that communication may be conducted with people of various levels of education and capabilities.

    Detailed oriented with good reasoning skills.
    Excellent customer service skills.
    Must be able to direct staff.
    This position will be performed both indoors and outdoors. When indoors the lighting will be fluorescent lighting. Outside you may be subject to the elements of wind, rain, cold, wet extreme heat.
    Must be able to work in small and confined spaces for extended periods of time.

    Must be able to operate a vehicle in conditions, which sometimes can be hazardous in a safe manner without injury to oneself or others.

    Must be able to work extended hours, days, nights, weekends, and holidays when necessary.

    Must be able to work constructively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of the department's mission.

    Must remain alert and aware, for safety reasons to the function being performed at the association site workplace.
    May be required to participate in more than one assignment at a time with frequent interruptions, changes, and delays.
    Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.

    Education and TrainingHigh School graduate or equivalent.- 2 years' experience in multi-faceted maintenance in apprenticeship level of electrical, plumbing, flooring repair, building maintenance.

    Must possess a valid current California driver's license and "clean" driving record.
    Working ConditionsAble to work extended hours, including weekends and holidays as necessary for emergency situations. The position may involve working irregular hours. Work schedule may vary according to property related emergencies, including an on-call rotation schedule.

    This role includes some physical elements such as climbing ladders up to 20 feet tall, climbing stairs, lifting, carrying, and moving objects that can weigh up to 70 pounds.

    Use of Leaf Blowers are included in the physical elements.

    This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.

    Rate of Pay:
    $18 an hour.
