PRIMARY FUNCTION
To ensure the physical and mechanical upkeep of the property.

PRINCIPAL DUTIES & RESPONSIBILITIES

  • Maintenance of painting and cleaning of the property (internal and external)
  • Maintenance work (including mechanical work), code work, fire alarm check, capital improvement projects completed inhouse
  • Schedule any capital improvement projects and apartment work through the leasing office
  • Set the scope, get bids, check contractors with appropriate people and submit for approval when improvements are done with outside contractors
  • Repair all appliances (refrigerators, stoves, dishwashers, etc.)
  • Inform General Manager when appliance replacement is necessary
  • Obtain prices and quotes for appliances when necessary
  • Repair and ensure all boiler machinery is kept in good working condition; including domestic hot water heaters, air conditioning units and pumps, storage tanks, boilers, daily walk through of all maintenance equipment and prepare monthly inspection reports of all boiler rooms and submit to General Manger for file
  • Snow removal where applicable
  • Order pool supplies in a timely fashion where applicable
  • Ensure that pool supplies are maintained properly and in working order
  • Stay within budget whenever supplies are ordered
  • Work with General Manager to set the budget for the following year
  • Walk the property on a daily basis

  • Maintain good tenant relations and inform General Manager of any potential or existing problems
  • Manage the night and weekend maintenance staff; including bus drivers where applicable
  • Strive at all times to instill good work ethics of maintenance staff, good Company morale and good tenant morale
  • Ensure that maintenance staff completes all work orders in a timely, professional and courteous manner
  • Fill in for maintenance staff when necessary
  • Hire and terminate maintenance staff in cooperation with General Manager; including cleaners, painters, grounds people, courtesy officers, etc.
  • Ensure that payroll is submitted accurately and in a timely fashion for the maintenance staff
  • Work with General Manager on a daily basis for scheduling, budgeting, etc.
  • Assist General Manager and Corporate office as requested
  • Be aware of Campus Apartments, LLC goals relative to resident satisfaction and resident retention and ensure that you do your part towards meeting them
EDUCATION, EXPERIENCE, KNOWLEDGE & SKILLS

  • High school diploma
  • Additional education preferred
  • HVAC certification
  • Certification in electrical (commercial and residential)
  • Universal certification to be obtained within one year of hire
  • Valid driver's license and current automobile insurance is required
  • Licensed pool operator if the community maintains a pool
  • First Aid/CPR certification or willingness to obtain it
  • Minimum of two years supervisory experience preferred
  • Demonstrate a positive, professional and enthusiastic attitude at all times
  • Excellent customer service skills
  • Strong interpersonal skills and the ability to communicate instructions accurately to subordinate personnel and vendors
  • Ability to think rationally beyond a specific set of instructions
