Job Overview:


Key Responsibilities:


1.

Project Planning and Coordination:


  • Collaborate with the New Openings Team and IP partners to define project objectives, scope, and budget.
  • Develop and implement project timelines, milestones, and deliverables.
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure alignment with project goals.
  • Provide comprehensive support throughout the project lifecycle, from planning and design to construction and closeout.

2.

Contract Management:


  • Assist in reviewing and negotiating contracts with contractors, architects, and other project consultants, ensuring they reflect requirements and expectations.
  • Oversee aspects of the bid process and participate in contractor selection.
  • Monitor contract compliance and address any deviations from agreedupon terms.

3.

Budget and Cost Control:


  • Establish and manage the project budget, tracking expenses and ensuring adherence to financial constraints.
  • Evaluate change orders and assess their impact on the project budget.
  • Implement costsaving measures without compromising project quality.
  • Identify costsaving opportunities and propose alternatives to optimize project finances.

4.

Schedule & Risk Management:


  • Develop and maintain project schedules to ensure timely completion of milestones.
  • Coordinate with contractors and subcontractors to mitigate delays and expedite critical path activities.
  • Identify potential risks and challenges that may impact the project's success.
  • Monitor and manage unforeseen issues that may arise during construction.
  • Ensure compliance with safety regulations and best practices.

5.

Communication and Reporting:


  • Provide regular project reports and updates highlighting progress, challenges, and resolutions.
  • Facilitate effective communication between project teams, addressing concerns and promoting collaboration.
  • Prepare comprehensive reports on project status, budget, and schedule.
  • Maintain open and effective communication with project teams including stakeholders, subcontractors, and internal teams.

6.

Quality Assurance:


  • Conduct regular inspections to ensure workmanship and materials meet specified standards.
  • Address and resolve any quality issues promptly.
  • Collaborate with the project team to implement and monitor quality control measures.
  • Conduct regular inspections and coordinate with relevant parties to address any quality issues promptly.

7.

Documentation and Record Keeping:


  • Maintain accurate and uptodate project documentation.
  • Keep detailed records of all projectrelated communications, decisions, and changes.
  • Compile a comprehensive project closeout report.
  • Ensure a smooth transition to the Operations team by overseeing the handover of completed assets.

Qualifications:


  • Minimum of Bachelor's Degree with accumulated technical experience of +5 years in themed design/build projects.
  • Excellent communication, negotiation, and problemsolving skills.
  • Proficiency in project management software and tools.
  • Ability to read blueprints, structural drawings, and plan sets
  • Proven experience as a project manager or owner's representative in themed construction.
  • Indepth knowledge of themed construction processes, materials, and industry standards.
  • Selfstarter with the ability to operate with mínimal oversight while communicating upstream and downstream as appropriate
  • Strong negotiation, communication, and interpersonal skills.
  • Must be willing to work nontraditional hours to meet project needs
  • Must travel to various project sites as required, ensuring seamless project execution.
