    Job Description - BCI's Senior Projects Manager

    Job Responsibilities

    Administration

    · Provide overall onsite administrative and technical management on local construction projects

    · Provide technical assistance, e.g., interpretation of drawings, recommending methods, etc.

    · Ensure that all onsite personnel comply with project procedures and safety program requirements.

    · Coordinate project activities and performance of the project

    · Coordinate and supervise onsite functions and provide day-to-day direction to field supervisors and project managers.

    · Maintain current set of as-built drawings of any changes on the project. Incorporate all details on one main set of plans.

    • Attend all company meetings representing current projects, including by weekly meetings at various locations with owners.
    • Estimate and submit timely change order proposals to the owner / engineer. Prepare change orders between the company and owner/engineer/subcontractors.

    · Reviews and approve construction pay applications and subcontractor invoices; Professional Services Invoices; and other construction and design related invoices.

    · All project contracting responsibility rests with the Senior Project Manager, including negotiation of contracts. When unexpected changes occur, they renegotiate contracts with contractors and subcontractors.

    · Maintain organized project documentation.

    Oversight

    · Coordinate all construction activities.

    · Maintain site management best practices.

    · Schedule construction projects. Oversee production from the conception phase to the construction phase, coordinating deadlines to ensure that projects are completed within the proposed time frame.

    · Establish Progress Meetings / Attend Construction Meetings - Communicating with staff and other parties involved with the construction project. Senior project managers have team meetings to discuss budgets, plans, and goals. They also create agendas for meetings and prepare documents, such as schedules and logs.

    · Supervise total construction effort to ensure that the project is constructed in accordance with design, budget, and schedule.

    · Plan, coordinate, and supervise onsite functions (scheduling, material control, and quality control) through coordination with other team members.

    · Assume responsibility for productivity of crafts, efficient use of materials and equipment.

    · Maintain liaison with engineering, estimating, and planning to ensure work complies with drawings, specifications, and schedule. Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc. as required.

    • Ensure all city, county, and state construction codes and regulations are met.
    • Verify all construction and installation processes for quality, including affirming measurements and elevations of buildings, streets, utilities and other structures.

    · Maintain weekly quality control inspections on the project.

    · Ensure project is completed in compliance with project documents and quality standards

    Scheduling

    • Develop, track and maintain project schedules.

    · Utilizing Builder Trend and confirm all projects are updated by team, contractors and vendors.

    · Must provide clear direction on completing the project on schedule while maintaining quality.

    • Maintaining the overall construction schedule and completion dates of the project, providing input during the scheduling exercises prior to and throughout the project.

    · Perform weekly subcontractor meetings, issue meeting minutes, and distribute.

    · Update project weekly and produce reports.

    · Make sure the team provides sufficient notice to our subcontractors.

    Job estimates and reviews

    • Manage the overall project budget throughout the project.
    • Cost Reports - Weekly and monthly review (study) of project cost reports and preparation of monthly analysis.
    • Budget vs. Actual reports with estimated revised completion amounts.

    · Analyze cost and schedule problems and identify alternatives.

    Customer Coordination's

    · Interfacing with Owner /Client or their representatives.

    · Owner Relations - Regularly visit with the owner and architect/engineer and probe for problems that may not be obvious to jobsite personnel.

    · Client walkthroughs and checklist

    Safety

    · Document all violations, notify management, and recommend/implement correction actions.

    · Conduct / coordinate "Safety Meetings" with all construction members each week.

    · Ensure that the Subcontractor's Hazard Communication and Safety Policies are being observed by all parties on site

    · Actions that can be taken to limit the company's exposure to unnecessary risk.

    Quality Controls

    · Implement inspection checklist for each job task or phase.

    · Review all walkthrough checklist and revise and use as needed.

    · Manage scheduled client walkthroughs and checklist with RE team Members.

    · Seek a goal of zero punch list at final client walkthrough.

    · Manage to complete any punch list or move in list within 7-10 days.

    Knowledge / Skills / Abilities

    · Knowledge and ability to prepare detailed planning for construction project, schedules and estimates and to make proper modifications to such, using a computer and standard company software.

    · Ability to read and interpret construction drawings, shop drawings and technical specifications. Ability to perform quantity take-offs, estimate construction costs, organize bid forms and bid packages, and manage project budgets.

    · Ability and skill in communicating effectively, both orally and in writing, as in providing written and oral instructions to employees and in communicating with architects, clients and subcontractors.

    · Ability to manage project teams, large groups of personnel and ability to accomplish desired results through delegation. Working knowledge of company standard policies and procedures.

    · Knowledge of construction processes and technical skills

    · Must possess computer skills and have a working knowledge of the following programs: Microsoft Excel and Word, construction scheduling programs such as Microsoft Project or Builder Trend, or understand and able to develop CPMs.

    · Understand best practices of construction

    Education and Experience

    · BS in Engineering, Construction Management or related discipline, or equivalent combination of technical training and/or related experience. 7 years min. experience in construction management, including estimating, project scheduling and control, and management of field personnel.

    · OSHA 10 hour

    · The employee must occasionally lift and/or move up to 50 pounds.

    · Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

    · Occasionally, especially when managing multiple projects and during problematic opening and/or closing phases of projects, mental stress can be taxing.

    · May be required to work long hours for extended periods of time.

    Job Type: Full-time

    · Salary: $80,000 - $125,000 per year

    o Incentive based bonus program.

    o Pay schedule is the 1st &15th of each month.

    o One week over the holidays from the 24th - through the 1st

    o Two weeks any other time non-concurrent.
