El Director de Mantenimiento es responsable de supervisar y administrar el personal de limpieza, así como de todas las actividades de mantenimiento, reparación y conservación de una comunidad administrada determinada y de comunicarse con la empresa administradora sobre todos los asuntos apropiados.

Funciones Esenciales:
Prioriza las órdenes de trabajo de acuerdo con los estándares de la empresa administradora y las necesidades de los residentes y determina los recursos apropiados necesarios para responder a cada orden de trabajo.
Gestiona y coordina el cumplimiento de los códigos de construcción locales, estatales y federales, SDS, OSHA, regulaciones de la EPA y códigos de incendios.
Responsable de entrevistar, seleccionar, verificar referencias, contratar, evaluar, capacitar y despedir a todo el personal dentro de los departamentos de mantenimiento y limpieza.
Responsable de la calidad del trabajo de las amas de llaves y demás personal de Mantenimiento.Programa y monitorea todo el trabajo del personal dentro del presupuesto del edificio.
Revisa todos los apartamentos cuando un residente se muda y determina qué se debe hacer para que estén listos para un nuevo residente.
Dirige al personal de mantenimiento y/o limpieza, según corresponda, para garantizar que el apartamento esté listo para mudarse, utilizando listas de verificación y herramientas adecuadas.
Garantiza que se mantenga el exterior de la propiedad y dirige la jardinería, la remoción de nieve y la recolección de basura por parte del personal y/o contratistas, según corresponda.
Mantiene el control de inventario de todos los suministros, piezas y equipos generales para las reparaciones y el mantenimiento necesarios.
Mantiene todos los archivos de ingeniería requeridos.Evalúa todos los problemas eléctricos y de plomería dentro de la comunidad y determina el mejor curso de acción para corregir el problema.
Trabaja dentro del alcance legal de los códigos locales y estatales.Revisa las hojas de datos de seguridad (SDS) según lo solicitado para determinar la posible exposición a los productos químicos peligrosos utilizados y toma las precauciones necesarias.
Implementa políticas y procedimientos para el personal relacionados con dichas precauciones.Calificaciones:
Se requiere diploma de escuela secundaria o equivalente.
Título asociado o licenciatura de preferencia en Negocios o un campo relacionado con el puesto.
Preferiblemente experiencia mínima de tres años como personal de mantenimiento.
Fuerte conocimiento práctico de las leyes laborales y las regulaciones de la empresa.
Se requiere licencia de conducir estatal válida para viajar en vehículo, según sea necesario.
Capaz de pintar, aspirar, subir a áticos y realizar trabajos desde una escalera.
