Commercial Real Estate Agent


Overview:

Responsibilities:


  • Identify and cultivate relationships with potential clients, including property owners, investors, developers, and tenants.
  • Conduct market research to identify trends, demographics, and property values in the commercial real estate market.
  • List commercial properties for sale or lease and market them effectively through various channels, including online platforms, networking events, and advertising.
  • Assist clients in determining their real estate needs and provide expert advice on property values, market conditions, and investment strategies.
  • Negotiate favorable terms and conditions for clients in real estate transactions, including purchase agreements, leases, and contracts.
  • Coordinate property inspections, appraisals, and due diligence processes to ensure smooth and successful transactions.
  • Maintain accurate and uptodate records of property listings, client interactions, and transaction details.
  • Stay informed about local zoning laws, building codes, and regulatory requirements affecting commercial real estate transactions.
  • Provide exceptional customer service and support to clients throughout the buying, selling, or leasing process.

Requirements:


  • Bachelor's degree in Real Estate, Business Administration, Finance, or related field (preferred).
  • Proven track record of success in commercial real estate sales and leasing.
  • Strong knowledge of commercial real estate markets, trends, and investment strategies.
  • Excellent communication and negotiation skills, with the ability to build and maintain relationships with clients and industry professionals.
  • Proficiency in real estate software and CRM systems for listing management, client communication, and market analysis.
  • Ability to work independently and manage multiple tasks simultaneously in a fastpaced environment.
  • Detailoriented with strong organizational skills and the ability to prioritize tasks effectively.
  • Valid real estate license in the state of Texas.
  • Understanding of financial analysis and investment metrics relevant to commercial real estate transactions.
  • Demonstrated professionalism, integrity, and ethical behavior in all business dealings.
  • Willingness to attend networking events, industry conferences, and professional development opportunities to stay current with market trends and best practices.
  • Flexibility to work irregular hours, including evenings and weekends, as needed to accommodate client schedules and deadlines.

Preferred Qualifications:


  • Master's degree in Real Estate, Finance, or related field.
  • Certified Commercial Investment Member (CCIM) designation or other relevant professional certifications.
  • Experience with commercial property development, construction management, or investment analysis.
  • Established network of contacts in the local commercial real estate community.
  • Bilingual proficiency in English and another language commonly spoken in the local market.
