Commercial Real Estate Agent
Overview:

Responsibilities:
- Identify and cultivate relationships with potential clients, including property owners, investors, developers, and tenants.
- Conduct market research to identify trends, demographics, and property values in the commercial real estate market.
- List commercial properties for sale or lease and market them effectively through various channels, including online platforms, networking events, and advertising.
- Assist clients in determining their real estate needs and provide expert advice on property values, market conditions, and investment strategies.
- Negotiate favorable terms and conditions for clients in real estate transactions, including purchase agreements, leases, and contracts.
- Coordinate property inspections, appraisals, and due diligence processes to ensure smooth and successful transactions.
- Maintain accurate and uptodate records of property listings, client interactions, and transaction details.
- Stay informed about local zoning laws, building codes, and regulatory requirements affecting commercial real estate transactions.
- Provide exceptional customer service and support to clients throughout the buying, selling, or leasing process.
Requirements:
- Bachelor's degree in Real Estate, Business Administration, Finance, or related field (preferred).
- Proven track record of success in commercial real estate sales and leasing.
- Strong knowledge of commercial real estate markets, trends, and investment strategies.
- Excellent communication and negotiation skills, with the ability to build and maintain relationships with clients and industry professionals.
- Proficiency in real estate software and CRM systems for listing management, client communication, and market analysis.
- Ability to work independently and manage multiple tasks simultaneously in a fastpaced environment.
- Detailoriented with strong organizational skills and the ability to prioritize tasks effectively.
- Valid real estate license in the state of Texas.
- Understanding of financial analysis and investment metrics relevant to commercial real estate transactions.
- Demonstrated professionalism, integrity, and ethical behavior in all business dealings.
- Willingness to attend networking events, industry conferences, and professional development opportunities to stay current with market trends and best practices.
- Flexibility to work irregular hours, including evenings and weekends, as needed to accommodate client schedules and deadlines.
Preferred Qualifications:
- Master's degree in Real Estate, Finance, or related field.
- Certified Commercial Investment Member (CCIM) designation or other relevant professional certifications.
- Experience with commercial property development, construction management, or investment analysis.
- Established network of contacts in the local commercial real estate community.
- Bilingual proficiency in English and another language commonly spoken in the local market.
