    Description


    Job DescriptionThe primary role of the Maintenance Technician is to assist with the maintenance program for the community and preserve the value of the asset.

    The Maintenance Technician assists in maintaining the community's interior and exterior physical condition and is a customer service driven team player.

    NoneRoles and ResponsibilitiesThe duties listed below are an outline of the Maintenance Technician's responsibilities and should not be considered an all-inclusive list.

    As the needs of the community change, these duties may be modified as needed.

    GeneralMaintain a clean, professional, and OSHA approved work environmentAssist with the maintenance operations and repairs of the propertyAssist with monitoring inventory of parts and suppliesComplete turn-key renovations and the make ready processPerform preventative maintenanceInspect the physical condition of the property and report any problems to the Maintenance SupervisorMaintain pool and understand basic pool careEnsure work order requests are completed in a timely mannerUnderstand and adhere to the Landmark Properties policies and proceduresEnsure confidentiality of resident and company informationCustomer ServiceUnderstand the needs and expectations of residents and exceed their expectationsDevelop a sense of community among the residents and staffMaintain active and effective communication with residents and parentsMaintain a positive community environment for both residents and associates and encourage participation in events and activitiesBe available on weekends and after hours for emergency callsRisk ControlUnderstand, communicate, and enforce community safety, emergency, and fire evacuations policies and procedures, providing emergency response and referral services and resourcesDocument and address behaviors of residents that violate the law or the community lease agreementIdentify and address safety and security risksRequirements2 years' experience with electrical, plumbing, and appliance repairMust have excellent communication and people skillsStrong knowledge in troubleshooting and repairing HVAC systems.

    HVAC certification preferredMust be computer literateStudent Housing experience preferredMust have drivers license or reliable transportationAbility to work independently and exercise sound judgementEnvironmentThe employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditionsExposure to adverse and varying weather conditions which may include extreme hot/cold temperatures, rain, or windThe noise level in the work environment is usually moderatePhysical DemandsWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear.

    The employee must occasionally lift and/or move up to 50 pounds.
    Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus.
