Bayshore Properties is looking for an experienced and reliable
Property Maintenance Supervisor to join the team at Park Ridge Commons, a 752-unit market rate apartment community located in Des Plaines, Illinois.
Maintenance Supervisor Qualifications:
- High School Diploma or equivalent required; a college degree is a plus
- Minimum of 3 years of experience as a Maintenance Supervisor (essential); Multifamily property experience (preferred)
- Strong knowledge of building trades, cleaning procedures and maintenance
- Strong organizational and leadership skills
- Great eye for detail
- Excellent communication and interpersonal skills
- Works well under pressure and meets tight deadlines
- Proficiency with Microsoft Office, specifically Word and Excel and knowledge of property management software
- HVAC certification preferred
- OSHA 10 hour preferred
- Pool experience required; Certified Pool Operator (CPO) preferred
- Valid driver's license with reliable transportation
- Ability to participate in oncall emergency maintenance shifts as required (must be able to respond to the property within 30 minutes of an emergency call)
Maintenance Supervisor Responsibilities:
- Manage, assess and mentor a team of maintenance technicians; prepare weekly maintenance schedules and create future preventive maintenance schedules
- Schedule and manage vendor work as needed and ensure satisfactory work of vendors
- Lead by example and always maintain a professional and courteous manner with residents, coworkers and vendors.
- Be able to perform or manage technicians based on your ability and theirs, as needed:
- electrical repairs on appliances, fixtures, switches, outlets, circuit breakers (120V and low voltage),
- carpentry work on cabinetry, baseboards, trim, casing and wood laminate flooring
- painting and drywall repair
- HVAC work diagnosing issues, making repairs and installing new units
- Installing appliances, blinds, locks, flooring, fixtures, etc.
- Complete assigned service requests in accordance with company guidelines
- Have extensive knowledge of safe work practices and follow OSHA requirements, including PPE
- Report anything unusual such as property damage or lease violations to management
- Assist with special projects as needed
PHYSICAL REQUIREMENTS
- Lift and carry up to 45 pounds; occasionally up to 80 pounds with another teammate
- Push and/or pull (appliances) using appliance dolly up to 200 pounds
- Bend/stoop, climb stairs, kneel, reach above shoulder height, walk and twist
- Has normal range of vision, hearing and speech

Pay:
$ $37.00 per hour
Expected hours:
No less than 40 per week
Schedule:
- Monday to Friday
- On call
- Overtime
- Weekends as needed
