WORK SUMMARY:

Responsible for care and maintenance primarily for the Home & Studio building but will go to other locations as required, and perform the following functions: ground maintenance, facility repairs and assist with training junior facility technicians at all properties operated by the Frank Lloyd Wright Trust.

Additional responsibilities will be assisting the Department Head in interacting with contractors such as HVAC, security, exterior irrigation, interior fire alarm systems and housekeeping, and must be available for after-hour emergencies.


DUTIES:


  • Complete daily housekeeping duties of the public spaces, bathrooms, and offices, following the building housekeeping manual. Complete special cleaning projects as assigned by supervisor.
  • Remove leaves and trash from courtyard, entrance areas, porches, and balconies. Clear snow from public and private throughways as needed between snow removal contractor visits to maintain building access for staff and visitors.
  • Carry out seasonal upkeep to the grounds including mow and edge lawn, rake leaves and trim plantings as needed; remove lawn and other landscape debris; plant, mulch, fertilize, water and weed all lawn and exterior plants (when in season).
  • Maintain Robie House and other sites HVAC operations, including minor repairs to plumbing, electrical and mechanical systems and preventive maintenance following established routine plan.
  • Oversee and maintain security systems, routinely confirming functionality.
  • Meet with Facilities Manager for a Robie House site review each week.
  • Complete monthly maintenance reports detailing tasks that have been accomplished and future work to be done to be submitted to supervisor. Record all maintenance work and supply those records to Facilities Manager, entering information into database when requested.
  • Assist in the preservation and maintenance of the original historic fabric of the building by cleaning and surveying art glass windows, original wood trim, and hardware following protocol of the preservation maintenance manual. Consult with supervisor and Trust preservation architect as needed to confirm proper cleaning and repair techniques.
  • Supervise contracted employees (plant maintenance, pest control, snow removal, carpet cleaning, plumbing, and repair techniques).
  • Daily inspect the facility for any building or artifact damage. Document and report any such damage immediately.
  • As a staff member with security clearance, open and close museum buildings and/or serve as building facility steward. Monitor potential problems from storms, power outages and other emergencies. Initiate response in accordance with emergency preparedness plan to contain potential damage, summoning outside assistance as needed. Immediately report emergency to supervisor.
  • Move and assemble delivered goods as needed in collaboration with guest services manager.
  • Maintain facilities storage areas keeping supplies and equipment efficiently organized. Report to supervisor on condition of equipment and tools to complete work efficiently. Maintain inventory of cleaning supplies and equipment, and order supplies as required. Oversee and implement all aspects of facilities support to keep the house clean and ready for visitors.
  • Work collaboratively with guest services manager with event/program setup and breakdown. This may require modifying your daily work schedule and/or overtime.
  • As a team member of the Trust, demonstrate positive interpersonal skills that promote open communication and respect for all positions, maintain confidentiality and contribute to the success of the organization.
  • Must be able to respond to afterhour emergency situations.
  • Perform other duties as assigned by supervisor.

QUALIFICATIONS:

  • Trade experience preferred, but not required.
  • Mechanical and technical skills as demonstrated by a minimum of 2 years of prior work experience and/or certified training.
  • Ability to lift loads of 35 pounds.
  • Moves, loads, delivers, or adjusts supplies and property weighing up to 35 pounds.
  • Frequently required to climb ladders, work on roof, and work in tight spaces, such as crawlspaces.
  • Weekend and evening hours required.

ENVIRONMENT:
Most work in historic building currently under restoration. Exposure to environmental allergens including dust, pollen, mold and building materials pre-OSHA standards. Frequent high levels of noise. The workplace is a smoke-and drug free environment. Equal opportunity employer.
