Summary


Our next Property Manager has the ability to "think like an owner" and is responsible for the overall operations of a portfolio of commercial shopping centers in and around the Phoenix area, while also directing and supporting other property management staff in the office.

Not only are strong communications skills key in this position, but also the ability to foster relationships at all levels.

A successful Property Manager will be able to efficiently manage expenses & repairs, minimize liability, administer lease terms, and ensure accurate billing and reporting.


Duties/Responsibilities

  • Be the liaison between leasing staff and ownership.
  • Be the main point of contact for tenants & vendors, addressing concerns quickly and efficiently and building strong relationships with them.
  • Functions as the Landlord's representative with tenants and vendors.
  • Responsible for maintaining positive, professional, and cooperative relationships with internal and external contacts.
  • Be very visible and available to tenants.
  • Effectively communicate and disseminate relevant information to necessary parties.
  • Maintaining the physical asset including hiring and scheduling maintenance vendors for property work orders, bidding work, and recommending repairs/improvements to ownership.
  • Oversee property/tenant improvements and Cap X projects.
  • Prepare and review monthly financial reports, annual operating budgets and CAM reconciliations.
  • Manage A/P and A/R for properties within portfolio.
  • Abstract all leases and understand major clauses affecting the operation and income of the property.
  • Enforcement of leases, CC&R's, and REA's.
  • Oversee new tenant moveins and coordinates with tenants as necessary.
  • Responsible for executing the onboarding process of new properties
  • Monitor tenant sales reports and communicates to owner and leasing agent positive or negative trends which may affect tenant's success. Ensures tenants are reporting as required.
  • Conduct timely site inspections/walkthroughs of properties, which will require travel.
  • Respond to afterhour emergency calls relating to the property as necessary.
  • Participate in activities needed to support and promote the company culture.

Qualifications

  • Bachelor's Degree and 5+ years of experience in commercial property management overseeing support staff
  • Strong understanding of and handson experience with CAM and budget processes
  • Strong ability to read and interpret leases, CC&R's and REA's
  • Proficient with Yardi and Kardin preferred; similar systems ok
  • Proficient with Microsoft Office suite and Adobe Acrobat
  • Excellent communications & customer service skills
  • Willing and able to travel to sites
