Budgets for replacing laminate flooring, floating floor, and multi-layer parquet - Cleveland, VA, United States - beBee Handyman

I have a 35m studio. The parquet flooring is installed in the living/dining room and bedroom, it is all continuous, totaling approximately 30m2.

In the living/dining room, there is an area of about 4m2 with numerous cigarette burns and a 100cm2 square torn.

I am considering the possibility of only replacing the damaged part, but I think it may be difficult. Another option would be to only replace the surface of the living/dining room (20m2), although it may look odd, and lastly, a complete replacement.

I am not sure if the parquet can be sanded and the damaged part restored. I would also like an evaluation for the option of replacing it with laminate flooring.
