Position Summary:

We are hiring an experienced/skilled superintendent to join our maintenance team and provide the highest level of service to our residents, guests, and prospects.

The Superintendent will be responsible for the day-to day operations of the property while emphasizing a positive response to concerns of residents and clients.

Some of those responsibilities will entail but are not limited to common area and apartment repairs in the scope of plumbing, electrical, HVAC, carpentry, painting and appliances.

Further oversight of the building's curb appeal through building exterior inspections, cleaning and grounds maintenance is required. Customer service and attention to detail are critical skills to ensure the satisfaction of the building's residents. Responsibilities may also include facilitating special projects as assigned by upper management.


Responsibilities include, but are not limited to:

  • Supervise and lead team's response to residents' maintenance requests in a timely manner by diagnosing and repairing HVAC PTAC/Heat-Pump units, appliances, electrical, waste management, and plumbing systems in a manner consistent with the building's operating procedures and with the intent to reduce recurring problems. Follow through to ensure issues are resolved and provide timely updates to residents/management as needed.
  • Interface with Maintenance staff, Assistant Resident Manager, Community Manager, Director of Facilities, Property Management Team, Vendors, and Residents to coordinate daily activities at the building.
  • Establish repair/maintenance schedules for written property and preventive maintenance program provided by Director of Facilities and ensure they are adhered to.
  • Attend and complete all required safety trainings, staff development programs, and staff meetings, provide maintenance staff trainings as needed.
  • Adhere to all regulatory requirements and conducts daily/weekly/monthly/quarterly/yearly inspections of all buildings and grounds to ensure compliance with governmental policies and procedures.
  • Maintain an inventory of supplies and tools sufficient for providing the appropriate level of service.
  • Perform and/or oversee the inspections of residents units such as moveins, moveouts, or annuals.
  • Foster a work environment that promotes energy conservation and continuous improvement of engineering functions.
  • Maintain regular attendance and highest standards of personal appearance and grooming, in compliance with Genuine's standards, as required by the employee handbook.
  • Inspect building daily and develop a preventative maintenance routine.
  • Always maintain building in good and clean satisfactory condition, including vacant units, common areas, basement and roof.
  • Supervise contractors making sure they practice good workmanship.
  • Ensure service contractors visit the building monthly for appropriate maintenance (pest control, elevator, gas boiler, etc.).
  • Handle emergency calls during nonbusiness hours when applicable.
  • Remove snow and keep sidewalks clean and safe during inclement weather.
  • Collect garbage and recyclables as needed.

Qualifications:


  • 5 years of minimum experience in residential/commercial supervision.
  • High School Diploma or equivalent.
  • Valid EPA Lead-Safe certification a plus,
  • Must have technical understanding of all building equipment, fire systems, and mechanical systems.
  • Organized selfstarter with excellent attention to detail.
  • Good leadership skills and strong work ethic.
  • Prior experience working with a professional real estate management company.
  • Must be willing to perform cleaning duties.
Salary $25.00 Hourly
