Reporting:
Position reports to a Senior Vice President of Operations


CWS Portfolio: 104 properties, 30,000+ class A units in North Carolina, California, Georgia, Texas, Colorado, Arizona, Tennessee and Washington. CWS expects the portfolio to grow to 150 properties in the next five years.


Employee Responsibility:
Approximately 30+ on-site employees report up through this position.

What You Will Do


As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties.

This includes overseeing the performance of on-site personnel, ensuring the properties are in compliance with all CWS safety practices, implementing operating policies and regulatory requirements, and keeping the properties clean and in working condition.

  • Recruit, hire, train, retain, and lead team members within your assigned portfolio.
  • Support, mentor, and train the onsite managers to provide a safe and superior living experience.
  • Drive the growth and development of team members through providing feedback and coaching.

  • Lead and support large teams of property management professionals in the areas of maintenance, leasing, and operations.

Meet objective budgeted financial goals.

  • Manage the leasing and operations strategies for a portfolio of multifamily apartment communities.
  • Lease the properties at or above market rate, for new and existing residents.
  • Use their knowledge of finance, revenue management, personnel, and project management to ensure the properties meet and exceed specific financial goals.
  • Effectively manage the property's controllable expenses as compared to their budget. Provide timely notification if variances arise, and action planning to mitigate negative variances.

Keep the communities clean, safe, and functional.

  • Conduct regular property inspections to ensure tour path and living conditions are in clean and working order.
  • Review safety inspections and incident reports, and address patterns or other concerns.
  • Ensure property presentation meets expectations and is kept a focus, with a specific emphasis on the components of the tour route as well as stale units.
  • Escalate concerns related to the safety and wellbeing of people or property as appropriate.

Provide exceptional customer service.

  • Resolve resident complaints in a timely, patient, and professional manner.
  • Ensure service requests are completed in a timely and satisfactory manner.
  • Maintain four (4) stars or greater on Google, for each property within the assigned portfolio.
  • Ensure employee engagement is high throughout the assigned portfolio.

Effectively problem solve.

  • Have systems in place that provide indication and warning, which enable proactive addressing of issues before they turn into major problems.
  • When problems arise:
  • Quickly and accurately diagnose the problem.
