SUMMARY OF DUTIES


A growing real estate company is looking for an experienced development professional to assist in developing the firm's suburban and urban pipeline.

This role will direct and analyze the profitability of potential deals, work with third-party consultants to coordinate the due diligence and design process and gather and analyze relevant market data.

Manage the creation of financial analysis, modeling, and support for all the Company's new business development activities in the real estate industry.

Coordinate with the development and construction management teams to manage developments in the pre-construction and close-out stages as required. This includes assisting with aspects of the construction project such as design, budgeting, operations, approval processes, and public relations.


ESSENTIAL FUNCTIONS

  • Oversee project design by selecting and managing architects, engineers, general contractors, and other professionals to ensure projects' plans & specifications are appropriate, aesthetic, feasible, and permitted as quickly as possible.
  • Secure public approvals, including zoning, permits, etc., by managing outside professionals and working with company principals.
  • Process and track development sources and uses. Work with support staff and owners to submit timely and complete funding requisitions.
  • Attend onsite meetings (developmentspecific and community).
  • Creation and maintenance of financial models, projections, and schedules.
  • Development "structuring", to include financial engineering, unit mix selection, proforma creation/updating, working with principals to obtain financing commitments, overseeing and provision of due diligence, etc.
  • Initial development review and recommendation(s), including site analysis and selection, financial feasibility, schedule, budget creation, etc.
  • Manage financing partner(s) due diligence processes, overseeing closing checklists and working to obtain necessary diligence for financial closing(s), construction completion(s), and stabilization(s).
  • Oversee and assist in managing the preconstruction and construction stages to ensure that construction is completed on time and within the prescribed budget. Coordinate with the operations team to ensure the construction schedule complements leaseup timeframes and requirements.
  • Prepare and distribute periodic development reports, including monthly Job Cost Reports, to senior members of the team.
  • Hire and train new staff and develop staff to maximize potential. Supervise direct reporting staff in accordance with overall company policy.

  • Competitive salary based on experience.
  • Bonus potential of up to 10% of salary, half of which will be discretionary, with the other
half based on performance.
