Role and Responsibilities
In coordination with the Community Manager, the
Maintenance Lead oversees the physical assets, general maintenance repairs, apartment make-readies, and preventive maintenance for the community.
- Under the direction of the Community Manager, supervise and schedule maintenance activities for the apartment community and maintenance staff.
- Coordinate, schedule, and respond to resident/management requests and service requests for occupied units.
- Troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, and other systems in the community (phone jacks, irrigation systems, etc.)
- Coordinate, schedule, and prepare vacant apartments for movein.
- Identify and correct hazardous community conditions.
- Coordinate, schedule, and perform preventative maintenance on equipment and apartments.
- Ordering supplies and managing maintenance budget.
- Attendance is an essential job function.
Other aspects may include the following:
- May be requested to assist in other community areas, including office support, etc.
- Assist with hazardous weather problems, fires, floods, etc.
- Responsible for overall organization and cleanliness of work areas and maintenance shops.

Requirements:
- High school diploma or equivalent required
- A minimum of 4 years of relevant experience in the multifamily industry is required.
- Certified Apartment Service Technician (CAMT), preferred
- HVAC license required
- CPO license required
- The ability to operate a vehicle and a driver's license is required according to community needs.
- Light carpentry, drywall repair and texture, and painting
- Must have experience in appliance repair, compressor diagnosis, etc.
- Computer literacy is a plus but not required.
- Must be adaptable; able to multitask, prioritize and thrive in a fastpaced environment
- Professional appearance and demeanor
Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.) _
Working Conditions/Environment/Physical Demands
The
Maintenance Lead position is a full-time position; and may be regularly called upon to work overtime, work rotating on-call, after hours, and on weekends.
