    • • Superior customer service skills are vital, including proficiency in using job-related tools safely.
    • • Knowledge of building codes and safety regulations mandated by state and federal authorities.
    • • Ability to handle tools and equipment while moving up and down stairs, and readiness to address emergencies.

    Job Description *

    The Superintendent is responsible for performing various maintenance tasks such as electrical, plumbing, mechanical, HVAC, and carpentry work. Additionally, they will support fellow Superintendents as required across different property buildings and be available for nighttime emergency calls, with a rent-free apartment provided for on-call duties.

    Duties and Responsibilities:

    • • Oversee day-to-day maintenance and property operations.
    • • Manage apartment turnovers, including overseeing the punch list and acceptance process.
    • • Ensure timely maintenance of all building systems and operations, including coordinating preventive maintenance.
    • • Guarantee successful property inspections.
    • • Maintain inspection logs for building systems like sprinklers and fire extinguishers.
    • • Coordinate with external contractors for repair work.
    • • Participate in maintenance staff recruitment and selection.
    • • Procure maintenance supplies and maintain accurate inventory.
    • • Familiarity with heating and water systems within the building.
    • • Assist with custodial duties when necessary, including cleaning and snow removal.
    • • Keep the property interiors and exteriors painted and well-maintained.
    • • Address work orders for apartment repairs promptly.
    • • Prepare and deliver facility updates to the Director and relevant authorities.
    • • Use Yardi for requisitions and tracking purchase orders with vendors.
    • • Receive deliveries and provide packing slips to administrative staff.
    • • Utilize Ultipro for approving porter time-off requests.
    • • Attend facility violation hearings as required.
    • • Act promptly on emergencies and report concerns to the supervisor.
    • • Engage in team supervision, meetings, and professional development sessions.
