THE IMPACT YOU CAN HAVE:


The Director of Construction will provide oversight and management for all construction projects including new stores, remodels, brand rollout and other "special" construction projects impacting existing stores.

Responsible to deliver all projects on schedule and within budget, while driving process improvements and reduce expense when possible.

**YOU'LL ACCOMPLISH THESE GOALS BY:


  • Manages a team of internal and thirdparty project managers
  • Partners with Growth & Development leadership in establishing annual new store construction budget, annual remodel budget and special project budgets.
  • Reviews and qualifies construction bids from general contractors, in partnership with Construction Project Managers.
  • Partners with the Vice President of Construction, Facilities & Energy with the evaluation of external suppliers/vendors for cost effectiveness and quality of service.
  • Partner with inhouse and contracted A/E design professionals to develop estimates, evaluate alternative solutions and conduct value engineering efforts addressing both schedule phasing and material cost reduction.
  • Develop strategies for multistore programs including leveraging budgets, architecture resources, general contractor resources and schedules
  • Partner with Regional VPs of Real Estate and review and assist in negotiations for Real Estate lease construction exhibits including both Landlord responsibilities and Tenant responsibilities
  • Through negotiation, resolve Landlord/Tenant issues, construction issues and GC/Supplier/Vendor issues
  • Travel to critical jobsites to inspect progress, to resolve unique problems, and to inspect the implementation of new concepts.
  • Manage general contractors and architectural consultants. Ensure timely decision making and information flow.
  • Manage construction budgets for new stores, remodels, rollout programs and special projects.
  • Partner with internal and external business partners to improve procedures related to change order requests and approval, GC weekly reports, GC handling of owner supplied materials, maintenance interface on construction projects, and more.
  • Provide final approval input to Senior Vice President of Growth & Development on construction contracts. Provide mentoring for key direct reports and provide leadership that promotes teamwork and a construction organization that mirrors the mission and core values of the company.

**THE ESSENTIALS FOR SUCCESS:

  • 10+ plus years of experience in retail store construction management
  • Bachelors/MBA preferred in Construction Management or equivalent career experience
  • Experience with construction documents and project schedules
  • Experience with capital budgets, financial reports, retail leases and contract negotiation
  • Skilled in conceptual estimating
  • Ability to evaluate Landlord progress for possession of premises by Tenant
  • Ability to evaluate bid proposals
  • Demonstrated construction technical knowledge
  • Excellent problem solving skills
  • Strong organizational and influencing skills
  • Excellent oral and written communication skills
  • Strong process improvement and project management skills
  • Ability to gather, evaluate and summarize data
  • Excel and PowerPoint skills required; knowledge of Access a plus
