- Review plans for a potential project. Plan may be complete or very conceptual.
- Verify plans with existing site conditions.
- Accurately determine and list the scope of work for each trade required to complete the project.
- Prepare invitations to be selected subcontractors to provide a bid for the project.
- Review plans and specifications for completeness, inconsistencies, and conflicts.
- Prepare Requests for Information (RFIs) as required to the project consultants to obtain a thorough understanding of the project and the requirements to complete it.
- Coordinate the distribution of bid documents to subcontractors including any subsequent RFIs, addendums, or other information.
- Prepare an estimate of quantities and a list of items to compare subcontractor proposals to assure the proposal is complete and qualified.
- Evaluate subcontractor proposals for consistency with the plans and specifications.
- Prepare the project budget.
- Prepare a comprehensive proposal of services containing inclusions, exclusions, clarifications, and alternates.
- After award of the project, prepare a turnover package for Project Management and participate in the turnover meeting.
- Assist Project Management with follow-up requests for budgeting.
- Bachelors degree in Construction Management, Business, Engineering or related discipline preferred.
- Experience with Tilt-Up or Medical Offices highly desired.
- 5+ years of position related experience
- Demonstrates a solid understanding of processes and procedures and resolution of standard and non-standard issues.
- Ability to work independently and as part of a team.
- Advanced written and oral communications skills to present information in a concise and articulate manner.
- Strong leadership abilities, with the ability to coordinate work on multiple facets of a project.
- Proficient computer skills, with the ability to use Microsoft Office including Word, Excel (expert preferred), Outlook, and Microsoft Project, On Screen Takeoff on an advanced basis, and Blue Beam.
- LEED certification a plus
