Summary & Objectives


The Maintenance Supervisor oversees the maintenance, repairs, and general upkeep of properties to ensure their safety, habitability, and proper operation.

Their role involves leading, managing and holding the maintenance team accountable.

This includes ensuring timely completion of work orders, prioritizing emergency repairs, and upholding established safety and habitability standards for all client properties.

Furthermore, the Maintenance Manager collaborates with the Operations Department to manage maintenance and repair budgets and offers cost-effective solutions that enhance the long-term value and functionality of the properties.


Essential Functions

  • Supervise and consult on maintenance technicians' activities.
  • Estimate material or worker requirements for jobs.
  • Confer with managerial personnel in other departments for problem resolution or coordination.
  • Supervise and consult on maintenance processes and operations.
  • Track expenses and maintenance budget.
  • Work with the supervisor to create and implement maintenance procedures.
  • Conduct regular facility inspections to detect and resolve problems.
  • Plan and manage all repair and installation activities.
  • Ensure department employees, vendors and contractors adhere to safety policies and procedures.
  • Oversee equipment stock and advise on supply orders.
  • Use various hand and power tools, electric meters, and material handling equipment.
  • Utilize various forms of technology, software, and hardware for tasks.
  • Detect faulty operations and defective materials, reporting to proper supervision.
  • Maintain safety and security in assigned properties and comply with safety regulations.
  • Complete work, submit photos, and create reports using AppFolio Property Management Software.
  • Ensure all community, property, management, and landlord expectations are met.
  • Submit paperwork, invoices, and documentation promptly.
  • Provide quality customer service to tenants, prospective tenants, and the general public.
  • Perform emergency/unscheduled property repairs and maintenance.
  • Perform electrical, plumbing, drywall, and painting duties and troubleshooting.

  • A strong foundation in various maintenance disciplines, such as plumbing, electrical, and general carpentry, ensuring the capability to provide hands-on solutions when required.
  • Demonstrated ability to effectively lead and guide a team, ensuring efficient task delegation, fostering a conducive work environment, and promoting the growth of team members.
  • Familiarity with the financial aspects of maintenance operations, from to tracking expenses and ensuring tasks are executed within budgetary constraints without sacrificing quality.
  • The ability to communicate clearly and effectively with various stakeholders, from residents to colleagues, ensuring that needs, feedback, and instructions are accurately conveyed.
  • Ability to swiftly assess, prioritize, and address various maintenance challenges, with an eye for potential issues that might arise in the future and the initiative to prevent them.
  • Ability to leverage technology, virtual portfolios, property management software, project management tools, and spreadsheets.

requirements & qualifications

  • A Bachelor's or associate degree in Facilities Management, Engineering, or a related field; advanced certifications are a plus.
  • At least 8 years of experience in property maintenance or a related field, with a track record of overseeing multiple properties or large-scale facilities.
  • Hands-on experience with various maintenance disciplines, including plumbing, electrical, and carpentry.
  • Demonstrated leadership abilities with prior experience in team management, hiring, and training.
  • Effective communication skills, both written and verbal, with the ability to liaise with a diverse range of stakeholders, from tenants to senior management.
  • Familiarity with local building codes, safety regulations, and industry best practices for property maintenance.
  • Ability to manage and prioritize multiple tasks simultaneously, especially in emergencies.
  • Experience coordinating maintenance workflows within a team.
  • A clean driving record, as the role may require traveling between different properties or sites, and Willingness to travel to our Temecula offices once a week.
  • Willingness to be on-call for emergencies outside regular working hours, ensuring timely responses to critical situations.

Supervisory Responsibility


This position is responsible for managing the maintenance department and will need to travel for 2 days to our Los Angeles Office.
