JOB SUMMARY
SoLa Impact is seeking a talented and motivated individual to join our team as a
Leasing Manager.

The
Leasing Manager will be responsible for overseeing and managing all aspects of the leasing process for our portfolio of affordable housing properties.

They will work closely with the leasing team to ensure that occupancy goals are met and that the leasing process is efficient and effective.

The
Leasing Manager will also be responsible for developing and implementing leasing strategies to attract and retain tenants, as well as maintaining positive relationships with external partners and stakeholders.

You will be responsible for developing and executing strategic leasing plans, leveraging your sales skills to attract and retain tenants.

Additionally, you will collaborate closely with the marketing team to create compelling property listings and promotional materials. Your ability to understand and respond to market trends will be crucial in adjusting strategies to meet leasing goals.

Only five years after starting its first ground-up project, SoLa Impact was recognized as the 16th largest developer in the nation, and the largest developer based in California by the National Multifamily Housing Council.

SoLa currently owns and manages over $1.2 billion of multifamily assets, almost all of which are in low-income, Black and brown communities.

SoLa is currently leveraging private capital to develop 3,000+ affordable and workforce housing units in California.


Requirements:


ESSENTIAL DUTIES

  • Accurately track vacancies using extended Excel spreadsheet and report on key metrics
  • Update vacancies in cloudbased property management system
  • Maintain awareness of upcoming vacancies based on tenant moveout dates, etc.
  • Take clear and representative pictures of newly available units
  • Fill out RFTA for Section 8 tenants and proactively followup to ensure responses are received from HUD/Section
  • Maintain knowledge of SoLa criteria/requirements
  • Assist tenants with completing documents; collect info such as bank statements, Section 8 voucher, proof of income, etc.
  • Work with nonprofits and government agencies looking to place tenants
  • Complete intake process of new tenants and complete leases accurately and on time

EDUCATION & EXPERIENCE

  • Minimum 3 years' experience property management required; Leasing experience preferred
  • Bachelor's Degree preferred
  • Thorough understanding of the apartment leasing process required
  • Affordable housing experience preferred; knowledge of Section 8 requirements a plus
  • Commercial leasing experience preferred

SKILLS & ABILITIES

  • Proficient in MS Office
  • Excellent verbal and written communication skills
  • Must be detailoriented; with strong organizational skills
  • Ability to work independently and effectively in a fastpaced, demanding environment
  • Ability to present information in a concise and easily understood manner
  • Ability to exercise discretion and independent judgment
  • Welldeveloped time management skills with the ability to manage multiple priorities
