Job Title:
Area Foreman


The Area Foreman position was created to acknowledge the talent and experience of a select group of individuals who have set themselves apart from the field.

The Area Foreman is responsible to oversee multiple properties and projects, and will be reporting directly to the Superintendent. The Area Foreman is a position of leadership and the many expectations for this position will evolve over time.


Salary:
$34 - $40 per hour

Responsibilities:


  • Oversee multiple properties (3+)
  • Manage both interior and exterior projects as assigned
  • Know and understand the Scope of Work for all projects assigned
  • Know the budgets for all projects
- hours, material, subcontract

  • Understand and review Job Numbers and Cost Codes
  • Process accurate Change Orders
  • Quality control
- make sure all projects are completed to the highest standard

  • Manage schedules for all projects
- including subcontractors, resident notices, R Employees, vendors, etc.

  • Communicate constantly with Management
  • AMC & R to make sure everyone is informed of project status
  • Provide excellent customer service
  • Create accurate estimates for emergency repairs (4002's)
  • Create weekly reports with status updates for projects
  • Monitor job performance
- tracking hours, costs, downtime etc.

  • Train and mentor others
  • Crosstrain in different trades
- need to educate all team members

  • Utilize technology and master the apps we currently use and help find what is next
  • Perform job walks
- before, during and after a project is completed

  • Supervise subcontractor and vendor performance
- communicate company expectations

  • Continue to create Sales Orders for different properties
  • Monitor inventory of the containers
  • Process material returns
  • Enforce company policy and perform disciplinary action reviews when necessary
- with Superintendent approval

  • Focus on employee development
- including new hires and temps

  • Be the person to get things done for others
  • Assist with any and all trades
  • Continue to work physically alongside R team members
  • Help improve employee morale

Job Qualifications:


  • Knowledge and experience using hand held tools such as hammers, screwdrivers, etc.
  • Knowledge and experience using power tools such as drills, nail guns, chop saws, etc.
  • Own and use a variety of hand and power tools.
  • Maintain equipment, follow safety procedures, and be alert to hazards.
  • Previous renovation experience preferred.
  • Physical ability to bend, stretch, stand, climb stairs and walk for long periods up to three hours before taking a break.
  • The ability to lift up to 50 pounds.
  • Willingness and ability to work over time if necessary.
  • Willingness and ability to travel to different job sites daily.
