Essential Duties and Responsibilities Include the Following:
Plans and directs all aspects of engineering and maintenance activities within an organization. Ensures all building projects, initiatives, and processes are in conformance with the association's established policies and objectives. Demonstrates expertise in a variety of the field's concepts, practices, and procedures. Relies on extensive experience and judgment to plan and accomplish goals. Performs a variety of tasks. Leads and directs the work of others. A wide degree of creativity is expected.

Other duties may be assigned.

  • Proactive inspection of other common area amenities, including landscaping, and timely execution of necessary repair and maintenance activities
  • Oversee various internal departments, including Engineering and Housekeeping, to ensure proper responsiveness to homeowner/ resident requests for maintenance or compliance issues or architectural change approvals
  • Prepare and post memos and notifications as needed
  • Be able to be on call over the weekends
  • Attend and participate as needed in any architectural review meetings
  • Visit all units during construction to confirm that all contractors are following the previously approved scope of work
  • Approve and code vendor invoices and ensure vendors comply with the terms of their service contracts
  • Gather detailed bids for major nonrecurring projects or for requested changes in recurring vendor contracts
  • Monitor the financial responsibilities like weekly purchase orders, invoices and monthly credit card purchases, and any document that requires the General Manager's signatures
  • Assist the General Manager with the annual budget and reserve study
  • Assess and monitor community needs: identify opportunities for improved communication or service delivery methods. Implement programs for improvement.
  • Oversee all preventive maintenance work and records, which includes building equipment and homeowners inspections and repairs
  • Plan schedule of work per the established priorities
  • Allocate manpower by crafts to meet work schedules
  • Furnish the plan engineer with basic data required in effecting overall and longrange planning
  • Schedule materials necessary to execute work in accordance with schedules
  • Prepare data regarding engineering/housekeeping estimate of labor and accumulated closeout data
  • Other duties as may be assigned

Education/Experience

  • High School Diploma
  • Ten (10) Years of Customer Service
  • Previews demonstrable building mechanical systems and repair experience
  • His demonstrable past supervision experience with direct reports for a minimum of five (5) years
Reasoning Ability
- or two-step instructions. Ability to deal with standardized situations with only occasional or no variables.

Computer and Technical Skills

To perform this job successfully, an individual should have a knowledge of:

  • Word Processing software, esp. Microsoft Outlook
  • Able to type and navigate various computer software
  • Operate the CCTV camera program
  • Work on site or remotely with the Energy Management System ( EMS ) Alerton
  • Possesses essential elements of reading building plans and electrical schematics
