- Upon conversion this role offers increased compensation, an annual bonus plan, and a strong benefit package.
- Responsible for ensuring the smooth operation of a 3-story building through preventive maintenance, vendor coordination, and effective communication with clients.
- Review and complete daily assigned work orders and ensure work order systems are updated detailing scope of work completed.
- Troubleshoot HVAC systems and perform necessary repairs.
- Assist in monitoring building systems operations and performance.
- Utilize various trade skills including carpentry, plumbing, electrical work, painting, and HVAC maintenance.
- Comply with all applicable codes, regulations, and safety protocols.
- Perform assigned day-to-day repairs, emergency maintenance, and preventive maintenance tasks.
- Maintain accurate maintenance and repair records.
- Review and prioritize assigned work orders.
- Estimate time and materials required for repairs and maintenance tasks.
- Order necessary materials and supplies for completing tasks.
- Assist with the installation and modification of building equipment systems.
- Conduct troubleshooting and repairs of plumbing systems, kitchen equipment, drains, shop equipment, and HVAC systems.
- Inspect new installations for compliance with building codes and safety regulations.
- Maintain lighting systems throughout the facility, including cleaning fixtures and replacing bulbs and lamps.
- Perform carpentry, furniture assembly, and locksmith tasks as needed.
- Respond promptly to emergency situations, coordinating additional assistance as necessary.
- High school diploma or equivalent (GED) required.
- Minimum of 2-3 years of commercial maintenance experience is essential.
- Experience in healthcare facilities is desirable.
- Physical ability to perform tasks such as stooping, standing, walking, climbing stairs/ladders, and lifting/carrying heavy loads of 50 lbs. or more.
- Strong communication skills for daily interaction with clients and vendors.
- Proficiency in troubleshooting HVAC systems and performing repairs.
- Ability to work effectively under supervision and independently.
- Attention to detail and ability to prioritize tasks efficiently.
- Adherence to safety protocols and regulatory requirements.
- Flexibility to respond to emergency situations as needed.
