I have recently earned a Master’s degree in Real Estate, with a concentration in Finance and Investment, from the Schack Institute of Real Estate at New York University.
I’ve spent the past 4 years at the Altus Group, initially on the sales side and, for the last year, as a Valuation Analyst where I am responsible for analyzing financial statements, researching and preparing sale/lease comparable and cost reports, and applying adjustments to ARGUS models after reviewing leases to understand tenant recoveries for our clients’ portfolios. During the appraisal review process, I focus on all asset classes nationally and prepare market analysis reports for these asset types by gathering and analyzing data about the subject’s market, including capitalization rates and discount rates. I also work closely with the data provided by clients (rent rolls, operating statements, leasing agreements, and other various financial information), as well as appraisal reports, to prepare cash flow models and other reports using ARGUS Enterprise and financial modeling in Excel.
Experience
As a Valuation Analyst, I have responsibilities include analyzing Income and Expense statements, researching sale and lease comparables, preparing Sales/Lease Comparison and Cost reports, applying adjustments to assets, and reviewing leases to understand tenant recovery structures. I am responsible for appraisals, appraisal review and appraisal management for all property types
with a focus on industrial assets. Prepare market analysis reports for assets by gathering and analyzing data about the subject’s market and submarket and determining market rent based on recent leases at comparable properties and the subject’s recent leasing. Work closely with clients and use the factual data they provide (rent rolls, operating statements, tenant sales, and various other financial information) on the assets I cover to prepare cash flow models using ARGUS Enterprise and Excel financial modeling. Review third party appraisal reports as part of the valuation management process, which includes reviewing ARGUS Enterprise cash flow models for factual and market assumptions, reviewing appraisal reports, and comparing the valuation metrics to the benchmark data. Ensure all appraisal reports are in compliance with USPAP and State regulations
Education
I earned a Master’s degree in Real Estate, with a concentration in Finance and Investment, from the Schack Institute of Real Estate at New York University where I learned Excel Financial Modeling, Capital Markets, the Development Process, and Real Estate Finance.
