We have an excellent opportunity for a full-time
Support Facilities Project Manager IIbased in our
Irvine, CAoffice. The Project Manager II reports to the Support Facilities Sr.

Development Manager, and is responsible for leading and managing the planning, design, construction, and completion of various projects related to non-restaurant facilities for In-N-Out Burger.

This role demands an experienced professional with excellent leadership and communication skills, and a strong real estate development, project management, and construction background.


TheSupport Facilitiesdepartment is responsible for the building, development, and maintenance of non-restaurant properties for In-N-Out Burger, such as warehouses, distribution facilities, food plants, maintenance depots, and corporate offices.

This team works closely with other In-N-Out Burger development teams, including Real Estate, Warehouse, Operations, etc.

  • This position is fulltime, inoffice only_

General Responsibilities

Leadership:Collaborate with a team of Project Managers, Project Coordinators, and administrative Associates to manage multiple projects that widely vary in scope. Must demonstrate servant leadership within the Support Facilities department, the entire organization, and with third-party vendors.

Strategic Planning:Collaborate with senior management to align construction and facilities development initiatives with the company's overall business strategy and objectives. Review project proposals for the development of non-restaurant facilities, which includes determining timeframe, funding limitations, procedures for accomplishing projects, contractor requirements, and allotment of available resources to various phases of each project.

Design Planning:Manage the entire Real Estate Development process, including Entitlements, Design and Permitting, Construction, and Transition/Turnover. Collaborate with In-N
  • Out development teams, and restaurant operations as needed.

Project Management:Work on multiple construction projects (ground-up and TI's) concurrently, in varying geographies, all of which may be in various stages of the development process, including turnover and transition to the end user(s). Prepare and manage procurement logs.

Budget Resource Management:Develop project budgets, allocate resources effectively, and ensure projects are completed within allocated budgets.

Timeline Management:Track and be responsible for project schedules; monitor progress and implement adjustments as needed to ensure projects are completed on time.

Vendor Contract Management:Source and manage external vendors, contractors, and subcontractors, including engineers, architects, civil engineers, geotechnical, environmental, survey, relative to due diligence, entitlements, and permit procurement; prepare, analyze, negotiate, and execute contracts and bid proposals; prepare RFP's (Request for Proposals), RFQ's (Request for Qualifications); manage relationships to ensure high-quality workmanship and adherence to project specifications; manage owner change orders and submittals.

Communication:Maintain clear and open communication with internal stakeholders, senior management, and project teams to provide regular updates on progress and address any concerns. Attend monthly on-site owner's meetings.

Reporting:Prepare comprehensive project reports, including status updates, financial summaries, and risk assessments, for presentation to senior leadership.

Quality Control: Implement quality control processes to ensure that construction work meets the highest quality, safety, and compliance standards.

Continuous Improvement:Identify opportunities to enhance teamwork and project management processes, streamline workflows, and improve efficiency.


Work Schedule + Benefits

  • Pay Range is $131,500$160,000
  • The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other jobrelated factors._
  • Office Hours in Irvine, CA: Monday-Friday, 8:00 am5:00 pm
  • Requires significant field work and travel; will need to report 50%60% to Irvine, CA office with 40%50% at the Baldwin Park, CA office.
  • Travel time: 6080% of the work time will be spent in the field and on construction sites; will require occasional overnight travel to all seven states where INO operates, as well as Tennessee
