    General Responsibilities

    Ensure the property is always safe, attractive, clean, and comfy; and help with other maintenance tasks when needed.

    Essential Duties

    • Maintain positive and professional relationships with colleagues and other maintenance workers,
    • Maintain positive and professional relationships with current and potential residents,
    • Maintain positive and professional relationships with any external laborers on site.

    A. Corrective Maintenance

    1. Fulfill service requests based on work orders, following company procedures:

    1. Enter homes at residents' convenience, if possible.
    2. Carry out repairs.
    3. Thoroughly clean up.
    4. Inspect apartment condition and report any unusual situations (e.g., pets).
    5. Leave a notice of work completed in the apartment.

    2. Assist with apartment preparation procedures:

    1. Paint.
    2. Clean carpets, windows, and appliances.
    3. Maintain appliances, plumbing, and electrical fixtures.
    4. Replace old and faulty parts.
    5. Check locks and replace light bulbs.
    6. Report any issues.

    B. Preventive Maintenance

    1. Regularly inspect grounds, buildings, plumbing, electrical fixtures, and major appliances:

    1. Check appearance and cleanliness.
    2. Identify structural cracks, wear, and faulty parts.

    2. Make necessary repairs or replacements with supervisor approval.

    3. Adhere to the Preventive Maintenance Schedule for the property.

    C. Emergency Maintenance

    1. Provide after-hours emergency maintenance service.
    2. Know location of utilities, clean-out traps, and emergency contacts.
    3. Follow emergency procedures.

    D. Other

    1. Help manage inventory of tools and supplies.
    2. Assist with snow removal, lawn care, and trash removal.
    3. Report repairs to supervisor.
    4. Attend training sessions as required.
    5. Follow uniform policy.
    6. Carry own tools and obtain insurance for them.
    7. Prepare reports per company policies.
    8. Be willing to work at different locations if needed.
    9. Maintain property equipment.
    10. Support with swimming pool upkeep.
    11. Be friendly and considerate to residents.
    12. Perform any additional tasks assigned.
