Coordination of owner and operator responsibility in Düsseldorf, salary group A 13 LBesO (career group 2, 1st entry level) or EG 12 TVöD for the Department of Culture.

The Department of Building Management for Cultural Buildings of the Department of Culture oversees around 80 cultural buildings within a diverse and interesting building portfolio, some with highly sophisticated technical equipment.

The tasks include public art, from artist studios to neighborhood libraries, museums and performance venues, to the German Opera on the Rhine.

This involves planning the structural and organizational development of cultural buildings, as well as managing and implementing maintenance, renovation, conversion, demolition, new construction, and expansion measures, as well as ongoing property management.


Your tasks:

Analysis, concept development, organization, implementation, and documentation of regular inspections of complex, mostly listed cultural sites and public art.

Identification of safety risks in accordance with GEFMA guidelines. Documentation of defects and identification of sources (e.g. BauO NRW, ASR, DGUV, DIN).

Checking of approval situations based on building files, listing, assessment, and prioritization of inspection results, controlling of final defect remediation and documentation.

Establishment of knowledge management in technical building management on relevant topics related to owner and operator responsibility. Participation in internal and external committees. Participation in the establishment and maintenance of an inspection and maintenance register. Accompaniment of recurring inspections by the building authority and fire department. Conceptual work on decision-making proposals
