DEFINITION


The Facility Maintenance Coordinator, under the direction of the Director of Field Services & Design, provides maintenance coordination for all ED3 facilities.


JOB SUMMARY


The Facility Maintenance Coordinator is responsible for all maintenance in the buildings located at 41630 W Louis Johnson Dr, 41412 W Louis Johnson Dr, and 41664 W Smith-Enke Rd.

  • Equipment Preventive Maintenance
  • Perform preventive maintenance on all facility equipment as dictated by the Engineering & Operations Preventive Maintenance System (eSMART).
  • Clean gutters.
  • Replace air filters.
  • Replace water filters.
  • Maintain irrigation system & verify proper flows.
  • Equipment Corrective Maintenance
  • Perform simple repairs on facility equipment, such as:
  • HVAC, carpentry, plumbing, lighting, flooring, windows
  • MSIDD Wash Bay problems,
  • ED3 Wash Bay problems,
  • Simple low voltage problems,
  • For repair of more complex facility equipment:
  • Obtain bids/quotes.
  • Evaluate bids/quotes for adequacy, qualification, and value.
  • Supervise contractors as they perform work.
  • Recommend approval of payment to contractors when work is complete.
  • Landscaping
  • Supervise contract landscape personnel.
  • Blow leaves from parking lot & cleanup
  • Trim bushes around parking lots
  • Plant and excavate as needed.
  • Maintain decorative rock.
  • Painting
  • Exterior and interior

Provide short-term help as requested:

  • Unload warehouse deliveries
  • Identify and control bee populations.
  • Furniture assembly and moving
  • Parts runner
  • Provide custodial services when fulltime custodian is absent.
  • Rest rooms
  • Empty trash
  • Mop floors
  • Clean windows
  • Basic pest control & cleanup
  • Setup & Teardown for meetings.

ESSENTIAL FUNCTIONS

  • Prepare weekly & monthly reports of maintenance activities.
  • Take direction and implement various work and inspection strategies to complete work efficiently.
  • Work well independently with little supervision.
  • Work well with outside entities such as contractors and repair personnel.
  • Work effectively in a highdemand environment with shifting priorities and changing plans.
  • Able to identify, assess, and resolve safety issues in a timely manner.
  • Understand and be able to operate under existing processes and procedures.
  • All other duties as assigned.

ESSENTIALS QUALIFICATIONS

  • Basic computer and tablet skills,
  • Basic knowledge of facility equipment and systems.
  • Working knowledge hand tools and power tools

REQUIREMENTS:


  • US Citizen or ability to legally work in the US.
  • Pass employment drug screening test.
  • Read colorcoded information.
  • Possess a valid Arizonaissued driver license.
  • Able to communicate clearly, confidently, and professionally with staff and outside personnel.

Physical Requirements:


  • Perform physical labor for extended periods in Arizona heat.
  • Lift heavy objects up to 50 lbs.
  • Remain stationary for prolonged periods.
EDUCATION & EXPERIENCE

  • High School Diploma or GED
  • Desired:
  • Commercial building management skills.
  • Experience with facility prints and specifications.
  • Handy man skills.

WORK ENVIRONMENT

  • While performing the duties of this job, the employee will work indoors 80% of the time. It requires some physical labor.

Pay:
$ $22.00 per hour
