JOB DESCRIPTION:
Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.

The Assistant Property Manager is totally accountable for all property operations. This project is Senior living and all units are LIHTC income restricted and further restricted.

The Assistant Property manager is responsible for all collections, Leasing, managing and coordinating staff duties and responsibilities, and generate site operations and activity reports.

The Assistant Property Manager is responsible for coordinating tenant relations and community activities both internally and within the larger community.

The Assistant manager is tasked with maximizing available resources to accomplish property objectives as set forth by the Property Owner.


KEY DUTIES AND RESPONSIBILITIES:

  • Conduct all business in accordance with the UPA, LLC policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments.
  • Implement scheduled meetings with the Service Contractors regarding tenant lease compliance, work request and inspections, and compliance with their service plan.
  • Manage additional site staff including janitor, community builder, etc.
  • Host and coordinates tenant meeting and activities to foster an environment of community; attends community meetings and trainings to assist in creating a healthy community for tenants.
  • Under supervision of the Property Manager will draft annual budgets for each upcoming calendar year and be responsible for staying within the established budget guidelines throughout the year.
  • Review Age Receivables and work with tenants and services to reduce them. Ensure the tenant ledgers are updated and all adjustments are submitted monthly.
  • Ensure property remains fully occupied and that vacancies are filled in a timely manner, including engaging rental assistance administrators and referral sources required for unit mix compliance.
  • Work with Compliance Manager to ensure tenant files remain in compliance with governing documents. Insure annual recertification's are conducted timely.
  • Prepare for annual inspections and coordinate with maintenance/services to ensure units pass inspections with oversight and funding agencies.
  • Coordinate with maintenance and makeready all units after moveout, and monitor all onsite maintenance activities.
  • Ensure that all rents are collected when due and posted in a timely manner. Make sure that all bank deposits are made immediately and are reported in Skyline on a daily basis.
  • Ensure delinquency notices are administered monthly and upon the expiration date on the notice, the delinquent tenants are submitted to the Attorney for eviction.
  • Report all liability and property incidents to the Corporate Office immediately. Ensure that all workers compensation claims are reported and proper paperwork is completed.
  • Performs any additional duties as assigned by the Property Manager

REQUIRED SKILLS &ABILITIES:
Strong writing skills, Processing/On-Site Rental System/Spreadsheet

(Must be proficient with a calculator)


MINIMUM QUALIFICATIONS:
of 3 years of experience in the supervision of site operations. Must be certified in; Tax Credits, Certified Occupancy Specialist preferred


WORK HOURS:
40 hours per week. Must be available on weekends for meetings, staffing needs and emergencies.


TRAVEL REQUIREMENT

  • Frequent need (30% to 35% of the time) to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to the bank and also visit the Corporate Office.

Pay:
$40, $45,000.00 per year
