Description
The Director of Finance will work on projects in all asset classes (condominiums, retail, industrial, office and hotels) and in all stage of the investment process: Acquisition, Development and Asset Management.
Responsibilities
Manage creation of investment memos, pitch books, etc. for fundraising.
Manage creation and maintenance of detailed cash flow projections, waterfalls and sensitivity analyses of sales, leasing, design, construction, capitalization, etc.
and their effects on project profitability.Manage underwriting of multiple capital markets scenarios for various projects to provide insight on the cash flow optionality both at the asset and portfolio level.
Manage the weekly and monthly updates of financial models to ensure project is adhering to business plan and on budget.
Manage the creation of new financial models, and structural improvement of existing financial models, where necessary and accretive to the development process from a financial oversight perspective.
Manage the creation and tracking of operational budgets for projects entering the TCO, stabilization, and asset management phases of work.
Oversee monthly review of accounting loan draw requests as well as preparation of new loan draw trackers.Develop, implement, and oversee integration process of Yardi into financial models.
Develop and maintain financial models for various potential new acquisitions and other capital market activities such as dispositions and refinancings.
Manage creation of materials used for investor presentations, proposals, RFP's, and Offering MemorandumsCoordinate drafting and editing of Investment Memos and Letters of Intent.
Manage research and reporting on latest market trends, both micro and macro, as it relates to the Company's projects and investments.
Conduct market research and manage creation of analyses including but not limited to comparative analyses for economics of residential and commercial sales, leasing, and financing.
Manage updates of regular internal progress reports for management on multiple projects.Manage updates and disbursement of internal monthly asset management reports.
Lead asset management efforts within the portfolio by managing the property management team, while communicating with executive team, to oversee lease-up and stabilization, while handling any tenant issues that may arise within the portfolio in a timely and efficient manner.
Lead leasing efforts across various projects with responsibilities including leading the process of negotiating new LOIs, where all major business points are negotiated so as to facilitate an efficient and timely lease negotiation process.
Manage process of underwriting, negotiating, and closing on new loans for various purposes including predevelopment, construction, bridge financing, and permanent (TCO / stabilization) financing.
Manage underwriting, negotiation, structuring, and execution of loan modifications where necessary.Manage the process of negotiating and executing on various legal operating agreements including but not limited to joint venture agreements, hotel, residential, and commercial management agreements, technical services agreements, brand licensing agreements, and shared facility agreements.
Manage the preparation of investor and lender reporting.Manage deal team (including development, construction, sales, marketing, and accounting) in the creation and updating of detailed financial analyses as well as other analyses and presentations where necessary.
Lead transition of acquisition financial model into development model for finance to own and control, with continuous input from each respective project team.
Manage creation and review of OMs with capital markets advisors and drive them to market the deal to debt and equity firms.
Coordinating and maintaining working relationships with tenants, outside counsel, brokers, realty advisors, , sales teams, property managers, etc.Manage preparation of relevant materials for partner meetings on an as-needed basis.
Manage production and reporting as required by Loan Agreements and ad hoc as requested by investors.
Manage/coordinate production of managerial reporting as required by Operating Agreements and ad hoc as requested byinvestors.
Coordinate sourcing new real estate deals, developing financial underwriting, performing due diligence, structuring joint ventures, and procuring leveraged financing.
Manage preparation of due diligence materials for potential acquisitions, property sales, and other capital market activities.
Other responsibilities may be assigned.
Qualifications
Bachelor's degree in Economics, Finance or related field, Preferred master's degree
Advanced knowledge of Excel
