We are seeking a
_Paint Shop Supervisor_ who will be responsible for regular and scheduled grounds maintenance, painting and special projects involving dry walling, texturing, refinishing and other miscellaneous services.

The Supervisor is responsible for directing and supervising the activities of the Paint Shop and Grounds Bargaining Unit employees.

He/she will be responsible for maintaining operating processes, measuring results, identifying and resolving problems, developing and motivating staff, and managing departmental resources.

The Supervisor must be able to diagnose a variety of Paint Shop related problems, offer solutions and plans for repairs or corrections, or make independent judgments relating to work schedules and manpower requirements.

He/she will also serve as liaison with external contractors to coordinate access to JHU property, equipment, and resources as necessary.

This position reports to the Building Operations Manager.


Specific Duties & Responsibilities

  • Support the academic mission and the school's commitment to sustainability by providing an attractive, safe and sustainable environment.
  • Develop priorities and direct Staff to achieve departmental programmatic objectives.
  • Analyze performance standards to meet service expectations and productivity measures to identify and track progress and customer satisfaction. Continually assess performance through established standards and applies corrective measures as required.
  • Organize, schedule, and supervise the bargaining unit employees in the Paint Shop to complete assignments within quality standards
  • Maintain and improve the Shop's processes to increase quality and production.
  • Diagnose and troubleshoot a variety of issues impacting grounds maintenance, painting jobs and painting projects.
  • Coordinate with other departments within Facilities and the university to manage multiple workflows and work to critical deadlines.
  • Order materials, equipment, and components for the Paint Shop; maintain an inventory of materials and supplies for the Shop.
  • Develop a planned schedule to ensure that all painting jobs occur as necessary to maintain properties with emphasis on quality, efficiency, sanitation and safety.
  • Ensure contracted services are completed in accordance with JHU standards.
  • Develop and maintain subordinate training to achieve highest possible skill sets and to ensure paint methods, quality standards, and safety procedures are followed by all staff.
  • Provide cost and time estimates for daytoday jobs and projects; coordinate with other department managers, supervisors, and subordinates to ensure that paint jobs/projects are complete on time and on budget.
  • Impose disciplinary actions as necessary.
  • Provide input to assist in preparation of the annual operating and capital budgets.
  • Makes recommendations on equipment, supplies and procedures.
  • Ensure that all Paint Shop activities and programs are accomplished in accordance with statutory requirements and regulatory guidelines.
  • Assist in identifying capital renewal projects on a fiscal year basis within a limited capital budget.
  • Support safety programs for the continual maintenance of a safe workplace and a safety conscious staff.
  • Oversee parts, materials and equipment inventories to ensure adequate stocking levels.
  • Hire, train, evaluate, and terminate staff as required.
  • Ensure compliance with OSHA, BOCA, State and Federal regulations, and JHU safety standards for all work occurring in BSPH buildings.
  • Oncall at times and is expected to either physically or verbally respond to emergencies, depending upon the scope of the problem.
  • Perform annual performance evaluations.
  • Perform other duties as assigned.

Special Knowledge, Skills & Abilities

  • Understanding of good business practices, service excellence, human resources, inventory control, maintenance operations systems and standards of practice.
  • Understanding of technical aspects of painting, coatings, surface preparation and ground and aerial supports in a university and research lab environment.
  • Knowledge of safety rules, procedures and practices, including the proper use of safety equipment as defined by OSHA and industry standards.
  • Ability to perform moderately complex data analysis using spreadsheets.
  • Experience with a computerized maintenance management system (CMMS) and electronic time tracking system preferred.
  • General knowledge of project management.
  • Ability to supervise union employees.
  • Perform work within reasonable lengths of time as measured against industry or engineered standards.
  • Ability to prioritize task

Technical Qualifications/Specialized Certifications

  • Knowledge of the tools, equipment, and materials common to the painting trade.
  • Skill in estimating time and material requirements of work projects assigned
