What You'll Do

Essential Job Functions:


  • Adhere to MORGAN's Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  • Assist with cleaning of vacant units for moveins when needed.
  • Clean pool, chairs, tables, decks and umbrellas.
  • Comply with all training requirements set forth for this position.

Other tasks as assigned by your supervisor, not listed as essential job functions.


Physical Requirements:


  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%)

  • Perform routine maintenance/repair duties such picking up debris.

  • Routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder.

  • Move equipment, appliances, and open/close doors.
  • Reach above shoulders
  • Perform routine maintenance repairs, paint, stock, and remove equipment.
  • Grasp/grip/turning and finger dexterity
  • Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2way radio.
  • Lifting/carrying (supplies, replacement parts, ladders, etc.).
  • Over 150 lbs

NOTE:
Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary.


Vision Requirements:


  • Will need to observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • There will be a frequent need to see things clearly beyond arm's reach.

Hearing, Speaking and Written Requirements:


  • Constant requirement to give information and receive instructions from residential management (33% to 66%).
  • Ability to read, write and understand English.

Driving Requirements:


  • There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
  • Ability to be oncall and be on the property on short notice.
