Position Summary

Under the guidance of the Facilities Manager/Administrator, the maintenance person is responsible for the daily semi-skilled maintenance of the building as assigned.

This individual is also responsible for maintaining all equipment, supplies and work areas in an organized and hazard free condition.

Primary Responsibilities
□ Responsible for all daily maintenance and building improvements as assigned by the Facilities Manager and/or Administrator.

□ Spackle, sand, paint and do touch ups of all areas inside and outside of the building.

□ Light plumbing work including but not limited to working on toilets and faucets.

□ Light electrical work including but not limited to changing light bulbs, outlets and light switches.

□ Light carpentry work including but not limited to building, repairing and maintaining miscellaneous wood products.

□ Miscellaneous repairs and preventive maintenance work as assigned by the Facilities Manager/Administrator.

□ Complete monthly preventative maintenance on all equipment and maintain documentation.

□ Maintain documentation of all furniture/fixtures in facility.

□ Test the fire alarm system monthly on each shift by completing a fire drill and maintain documentation.

□ Assure that the emergency generator runs every Tuesday for one half hour and all relays/shut downs occur properly and document test; complete testing under partial and full load.

□ Take monthly water temps throughout the building and maintain documentation.

□ Be an active member of the Safety Committee.

□ Will assist janitors with supply deliveries, trash removal, infectious waste removal, moving furniture, event set ups/breakdowns.

□ Responds to facility plant emergencies.

□ Able to act and address issues on behalf of the Administrator in her absence.

□ Review of contracts prior to expiration and makes recommendations on changes.

□ Monitor services to be provided by contractors per service agreements and assure compliance and receipt of documentation (to include phones, cable, automatic doors, door alarms, security equipment).

□ Assures all phones/voice mail are in working order.

□ Assists with deliveries as needed.

□ Assures all TV's (cable) are in working order.

□ Maintains all storage areas in a clean orderly environment.

□ Makes recommendations on operational upgrades and for capital improvements.

□ Active member of all property committees (eg. Snow).

□ Approve and code all maintenance related bills.

□ Complete monthly preventative maintenance on all items in Sister's rooms and maintain documentation.

□ Monthly, check smoke detectors and fire extinguishers and maintain documentation.

□ Schedule and coordinate annual fire disaster drill with Montgomery County Fire Marshall.

□ Complete and document monthly elopement drill on each shift.

□ Treat all drains in common areas, monthly.

□ Check all laundry equipment monthly and maintain documentation.

□ Address all issues to locksmith and maintain key system for the facility.

□ Coordinate/handle all weather related property issues (such as snow removal, salting, ice removal).

□ Maintains appropriate level of inventory for repairs; place orders when appropriate.

□ Perform other duties as assigned.

Pay:
$ $26.00 per hour
