Summary


The Real Property Manager is responsible for stewarding a portfolio of properties ranging from parking lots to office buildings to district courts.


Pay is negotiable based on qualifications

Essential Duties

  • Provides strategy, direction, and oversight for highlevel space management to advise the County on starting/ending leases and the acquisition of properties.
  • Develops and manages a database of leased property including terms, square footage, rent costs, and date of expiration.
  • Advise the County Solicitor on the selection of real estate brokers.
  • Partners with the Solicitor to negotiate leases on behalf of the County.
  • Coordinates with the County Architect to establish design and workplace standards to determine square footage needs for leased properties.
  • Tracks rent revenue and submits monthly reports to the Treasurer and Budget Management Director
  • Regularly inspects County leased properties, tracking their condition in a systematic way, and making sure they are in good condition.
  • Coordinates with the County Solicitor on arrangements for appraisals, title reports,environmental testing and building and/or land surveys.
  • Track facility expenses including utilities, preventive maintenance and repair services, identifying and addressing any issues such as sudden increases in utility bills.
  • Coordinates with the Solicitor and selected County real estate brokers to research potential properties, considering multiple aspects such as zoning, taxes and neighborhood demographics tofind firms that align with the County's goals.
  • Handle lease negotiations as needed with existing landlords.
  • Evaluate the landlord's costs for tenant improvements at leased properties, ensuring the work proposed is code compliant and within the established project budget.
  • Ensures landlords address facility repair needs, property complaints, and violations timely andeffectively.
  • Acts as a source of real estate information for personnel in other County Departments.
  • Reports regularly to the Chief Sustainability Officer and senior leadership on the status ofprojects and transactions and achievement of performance goals.
  • Perform other duties, tasks and special projects, as required.

Qualifications

  • Bachelor's degree in real estate, engineering, business, or finance
  • 57 years of work experience.
  • Demonstrated experience in relevant work.
  • Ability to work independently as well as in a team environment, prioritize work, manage multiple tasks, meet deadlines, and quickly adjust or change course as needed.
  • Excellent interpersonal skills, communication skills, flexibility, and attention to detail.
  • Demonstrated ability to work with culturally diverse people
  • Proven negotiation skills
  • Demonstrated ability to organize complex projects, meet critical deadlines and assume primary responsibility for completion of assignments.

  • A valid driver's license is required.

  • Familiarity with Delaware County is a plus
  • Experience using an enterprise resource planning (e.g. SAP) software preferred.

Computer Skills:

To perform this job successfully, an individual should have:

  • Proficient in Excel and MS Office Applications, including MS Access, PowerPoint, Word and MS Project.
  • Experience using an enterprise resource planning (e.g. SAP) software preferred.

Pay:
$70,819.00 per year
