SAVANNAH, GEORGIA COMMERCIAL REAL-ESTATE IS BOOMING 2016-2017

Many thanks to the founders here on beBee.com.  I support their efforts & appreciate all the contacts that I have made here in all the hives with great many bees.  Here in Savannah we continue to spread the word about beBee & I mention it at every business meeting and conference that I attend.  The affinity network continues to grow in scale. Here is a quick update on the Industrial Market Picture for Savannah as of 7-23-2016:

Total Inventory currently at 47,480,950 square feet, we continue to see historically low vacancy rates. I know of another 17 new companies coming to Savannah that we discussed with local Real-estate contacts that were not aware of the current searches. NAI Mopper, DUKE, CBRE, SEDA are all doing a great job in bringing new awareness & business to Savannah.  We have a great respect for all these folks here. 

Colliers International had a record year in 2015, its first as an independent public company. Revenues were $1.7 billion up 9% (18% in local currency), EBITDA was $181 million up 24% (up 34% in local currency) and EPS was $2.29 per share, up 25% over the prior year. These are tremendous results by any measure.  They are lead by a great CEO who is Jay Hennick, a great contact.

 Under Construction in Savannah currently 2,157,000 square feet, part of this number includes the A&S Kinard new transload distribution center that will be on line in 2017. A&S Trucking, the original operating company, was officially founded in 1982 by the Schmidt family, whose history in the industry dates back to the turn of the 20th century. The Schmidt family still has members involved in the day-to-day operations of the business.

The global urbanization trend continues in the USA, as it does elsewhere, as boomers and millennials seek enhanced access to jobs and amenities from shopping to entertainment to health care. The U.S. urban population increased by 12.1 percent from 2000 to 2010, according to the U.S. Census, outpacing the nation’s overall growth rate of 9.7 percent during that same ten-year period. That trend continues. Even suburban communities are taking on more of an urban form, with mixed-use development and public transportation options and limited automobile dependence creating higher densities and more of an “urban” feel. While the trend toward urbanization continues, it creates enormous demand for housing, retail, office, and other property sectors.

Right now many out of state investors are buying land now in Savannah. Per acre cost average $100,000-145,000.00 dollars.  Now is a good time to buy land that is zoned for commercial distribution. You need a good 35-50 acres for a 500,000 sq ft distribution center.  Many of my contacts in Dubai & UK have called me about Savannah and the interest is very high.
