Job description
Position Summary
Supervise all maintenance operations for our 105-unit garden-style community. You will supervise a small team, handle hands-on repairs, manage turnovers/make-readies, deliver outstanding resident service, and participate in on-call emergency coverage.
Key Responsibilities
- Lead, schedule, train, and develop the maintenance team (technicians, porters, etc.).
- Oversee service requests, work orders, preventive maintenance, and emergency responses (on-call rotation required).
- Snow Removal Duties: Operate F‑350 with plow; use powered snow blowers and power snow shovels to clear all required areas.
- Execute apartment turnovers/make-readies: coordinate painting, flooring, appliances, plumbing, electrical, and punch-list completion.
- Troubleshoot and repair HVAC, plumbing, electrical, appliances, and building systems
- Manage parts inventory, vendor relationships, and cost-effective solutions
- Conduct regular property inspections and maintain accurate records in Yardi
- Ensure compliance with safety standards, Fair Housing, and all regulations
- Deliver excellent resident relations through timely and courteous service
- Occasional work orders for parent company Distributor (ex, clear gutters, unclog drains, etc.)
Qualifications & Requirements
- 3+ years multifamily/apartment maintenance experience (supervisory experience required)
- Proficient in Yardi preferred.
- EPA Certification; HVAC/boiler/experience a plus
- Solid skills in plumbing, electrical, carpentry, painting, and appliance repair
- Valid PA driver's license and clean driving record
- Ability to lift 50+ lbs, climb ladders, and work in all weather conditions
- Strong supervisory, communication, and organizational skills
- Computer literate (Yardi, email, MS Office)
- Must pass a background check
- Willing and available for on-call rotation
