    Project Manager for Multifamily Construction

    We are seeking a skilled Project Manager to join our team at a top 10 ranked Carolinas general contractor.

    As a seasoned team member, you will have the opportunity to work with great clients and develop strong owner relationships. With over 50 years of business in the Carolinas, our company has established itself as a leading GC for multifamily construction projects.

    About the Role

    • Develop and implement project plans, including scope, budget, and schedule.
    • Coordinate with stakeholders to define project goals, objectives, and deliverables.
    • Create and manage project budgets, ensuring financial goals are met.
    • Build and lead project teams, assigning tasks and responsibilities.
    • Foster a collaborative and positive working environment.
    • Negotiate and administer contracts with vendors, subcontractors, and suppliers.
    • Ensure compliance with contract specifications and terms.
    • Identify potential risks and develop mitigation strategies. Monitor and manage project risks throughout the construction process.
    • Develop and maintain project schedules using project management software.
    • Communicate regularly with stakeholders, including clients, architects, engineers, and regulatory authorities.
    • Maintain accurate project documentation, including contracts, change orders, and project correspondence.
    • Address and resolve any challenges or obstacles that may arise during the construction process.
    • Oversee the project closeout process, including final inspections and client acceptance.

    Requirements

    • 8+ years of Project Management experience with a General Contractor
    • MUST have experience with ground-up multifamily projects with contract values over $45M
    • Strong preference for previous healthcare project experience
    • Bachelor's degree in Construction Management or related field highly desirable
    • Applicable project management software proficiency
    • Excellent communication skills including the competency to lead presentations and client meetings
    • Effective team-building skills to support a positive team atmosphere & meet high productivity goals
    • Business & financial acumen
    • Local to Raleigh market preferred, however will consider Charlotte candidates as well on a hybrid basis

    What We Offer

    • Base salary: $125,000 - $155,000 contingent on experience
    • Annual bonus (minimum 10%) based on project profitability and individual performance
    • Vehicle allowance + gas card
    • Company provided laptop & cellphone
