    Our client, a well-established and family-owned Property Management company, is seeking a Property Accountant to play a crucial role in managing financial transactions and reporting for a portfolio of properties With a diverse portfolio of residential properties, they take pride in our dedication to excellence and innovation in the real estate industry.

    Property Accountant Responsibilities:

    • Maintain subsidiary accounts receivable ledger by accurately recording sales entries, cash receipts, and other relevant transactions.
    • Cultivate and maintain positive relationships with tenants accounting staff, actively resolving billing and collections issues as they arise.
    • Manage subsidiary accounts payable ledger, recording invoices, cash payments, and facilitating 1099 reporting as necessary.
    • Reconcile subsidiary receivables and payables ledgers with the general ledger to ensure accuracy and consistency.
    • Analyze and classify tenant improvements and repairs, distinguishing between fixed assets and repairs and maintenance while determining depreciable lives and methods.
    • Keep tenant rent rolls accurate and up-to-date for each property, including managing rent increases, real estate and utility obligations, lease renewals, and other related matters.
    • Contribute to team objectives by completing related tasks and supporting colleagues as needed.
    • Uphold strict confidentiality regarding all tenant, employer, and employee financial and sensitive information.
    • Ensure compliance with all federal, state, and local legal and financial requirements.
    • Maintain the integrity of the general ledger by analyzing and reconciling accounts, reviewing entries for completeness, accuracy, and proper coding, and recording necessary journal entries including monthly depreciation, real estate taxes, insurance, and other accruals.
    • Prepare quarterly and year-end close processes on a tax basis, including reconciliation and analysis of the General Ledger, income statement, and balance sheet.

    Property Accountant Qualifications:

    • Bachelors degree in Accounting, Finance, or related field preferred.
    • 3+ years of experience doing full-cycle accounting, preferably in commercial real estate or related field.
    • Firm understanding of GAAP (Generally Accepted Accounting Principles).
    • General ledger review and analysis experience preferred.
    • Experience with Microsoft Dynamics 365 Business Central = a plus.
    • Excellent PC skills, including Advanced MS Excel skills.
    • Strong communication skills the ability to collaborate effectively team members, when needed.
