    Position:
    Senior Project Manager - Residential Construction


    Reports To:
    General Manager

    Duties.

    Project Managers schedule and supervise the repair of residential and commercial properties after fires, floods, and storms. They deliver quality renovations efficiently, while working within a budget.

    Their time is split between planning and scheduling jobs in the office, and inspecting jobs in the field to ensure projects are completed quickly and correctly.


    We expect Project Managers to:
    Manage 8-15 projects ranging from $5,000 to $1,500,000+

    Meet company standards, quality and cost expectations

    Demonstrate broad planning, construction, and customer service skills that enable you to serve the customer and maintain the company's reputation

    Continuously improve your performance and set proper expectations of others

    Constantly learn about construction and restoring homes and commercial properties

    Compensation and

    Benefits:
    Salary plus bonus ranging from $75,000 to $125,000 based on completed projects and margins

    Requirements

    Five years of construction management experience

    Ability to recruit, develop and lead teams of skilled tradesmen

    Track record of increasing responsibility, industry learning and continuing education

    Sound planning and organizational skills

    Excellent communications and presentation skills

    Job Duties

    Develop relationships with and supervise vendors and tradesmen

    Confirm budget and work orders before project start

    Conduct pre-construction meetings with property owners to verify scope of work and confirm and supplemental items or change orders


    Work with Construction Estimator to ensure scope of work is accurate and complete, and that gross margin targets can be met.

    This must be done before starting work.

    Contour work orders for assignment to subcontractors and prepare schedule. Schedule includes start and completion dates, and milestones. Work orders are contoured so that none require more than two weeks to complete

    Collect progress payments from property owner

    Ensure property owner makes selections in a timely manner

    Order materials with lead times such as cabinets, doors, windows

    Weekly project review meetings with General Manager

    Ensure compliance with construction standards and regulations

    Process vendor and subcontractor payments after verifying the materials and the work are complete and correct

    Update schedules weekly and manage job to a satisfactory completion

    Frequent communication of job progress and status with property owner

    Evaluate warranty claims and make necessary corrections on valid claims

    Document communications with customers, vendors, and subcontractors

    Post-construction walk-through with property owner

    Obtain signed Certificate of Satisfaction (COS) from property owner

    Meet operational objectives of Gross Margin and Brand Experience

    Participate in community events

    The physical environment includes all types of indoor and outdoor conditions

    must be able to stand and walk, occasional bending, squatting, climbing stairs and lifting up to 30 pounds
