    Troubadour Golf & Field Club is looking for a Architectural Project Manager to join the Development department.


    The purpose of the Architectural Project Manager is to provide oversight and management of all architecture and design related staff and consultants for the project.

    Key Responsibilities


    • Oversee and manage all architectural designs for developer product and semi-custom home projects, including oversight of third-party consultants (Civil, MEP, Structural, Interior Design, Landscape, and others).
    • Manage prospect, buyer and member communication and the design experience, including participating with Sales in the purchase process, introduction to architectural and interior design firms, and oversight of the process from start of design through permit and construction commencement.
    • Participate in a lead-role with the Builders Guild collective on property, providing directive and oversight regarding key performance indicators, such as communication, quality, budget, and schedules.
    • Manage prospect and buyer relationships from the outset, including establishing the contractual relationship, expectations, schedules, and communication from contract, through design, and into the handover with the preferred or designated builder.
    • Collaborate with the other members of the design and development teams and provide leadership or assistance as required.
    • Participate in a leadership capacity on the Architectural Review Committee. Develop a thorough understanding of the design guidelines, review plan submittals in advance and be prepared in meetings to discuss compliance or variances, make recommendations to the architect or buyer, and follow progress through design evolution. Participate in the on-site observation of the residence to ensure compliance.
    • Participate in the property amenity construction during construction administration, performing reviews of shop-drawings, field-mockups and control samples, shepherding RFI's through timely completion with the architectural or sub-disciplines, observing contractor performance and making recommendations on construction assemblies that express a finish commensurate with the brand.
    • Participate in the review and qualification of contractor proposals to compare their scope to the plans and expectations.
    • Manage the community Design Guidelines as changes are required.
    • Manage all architectural and design budgets for relevant projects and participate in forecasting.
    • Set Buyer expectations and meet/exceed them for the design process. Provide exceptional customer service through consistent communication.
    • Solicit RFPs, qualify consultants, issue design contracts.
    • Communicate with potential buyers and the existing Member community in a professional manner; provide exceptional customer service commensurate with brand expectations.
    • Manage the document control and administration of drawing sets using Procore, as well as perform other field observations.
    • Coordinate with all jurisdictional departments regarding plan submittal dates, permitting requirements, responses and plan comments, and shepherd the plans through the entire permitting process in coordination w/ third party builders.
    • Assist and respond to the construction team, serving as a resource to the department.
    • Develop an understanding of Discovery quality expectations in plans and construction, and work to teach and enforce these standards.
    • Make design presentations as requested.
    • Other duties, as assigned and associated with the performance of architectural and design responsibilities.
    Experience

    Education/Certifications/Licenses


    • Bachelor's Degree and/or work experience in a design related discipline.
    • Procore Certification (may be obtained on hire)
    Experience


    • Minimum ten to fifteen years working experience, preferably in high-end luxury residential or with luxury hospitality. Experience in a commercial environment helpful.
    • Proven experience with architectural plan development.
    • Experience working both independently and in a team-oriented collaborative environment.
    • Experience working in an environment with shifting priorities, demands and timelines.
    Knowledge, Skills & Abilities


    • Computer literacy; type minimum 45 wpm.

    Competency with Microsoft Office Suite:
    Excel, Word, Office, Bluebeam, CAD, Adobe and Smartsheet.


    • Construction Management Software experience and workflows, preferably Procore.
    • Capable of working with remote teams via teleconference, and online meetings.
    • Ability to listen and respond to multiple players, providing feedback and recommendations as required to effectively meet project needs.
    • Ability to read and understand blueprints, draw sketches, direct Architects, and Interior Designers on construction assemblies, communicate with Industry representatives and have a comprehensive understanding of materials, assemblies, design theory, construction sequencing, means and methods, permitting, inspections and close-out.
    Work Requirements

    • Capable of working at length in an office environment with heavy computer use.
    • Some light travel may be required.
    • Capable of soliciting feedback from multiple project participants and following direction.
    • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
    • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
