    Introduction

    A top- tier condo community situated on Fort Myers Beach, founded in 1981.

    It encompasses a mix of individual residents and rental units, comprising two high-rise buildings with a collective total of 104 privately owned units.

    The property offers on-site resort amenities, including a pool, tennis court and beach cabanas, all set on four landscaped acres overlooking Fort Myers Beach.

    Our staff consists of a Property Manager, Office Assistants, Property Maintenance and Facilities Lead, Maintenance Technician and Janitorial.

    Job Summary

    The Maintenance and Facilities Lead is responsible for the daily supervision of the Maintenance Technician and Janitorial.

    They are responsible for project organization, performing maintenance checks, supervising the inspection of all mechanical sections of the building, and reporting to Property manager on all areas.

    The Maintenance and Facilities Lead is also responsible for the seamless running of all the building's mechanics, HVAC, elevators, pool, property cleanliness, and organization of these areas.

    The Maintenance and Facilities Lead also provides exemplary service in a manner consistent with the customer service expectations of all owners, renters and guests.

    They will perform all responsibilities while demonstrating outstanding customer service skills as they relate to this function. This includes working interdepartmentally, as well as our external customers and vendors.


    • Responsible for overall maintenance and physical appearance of interior and exterior of property.
    • Completes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities.
    • Assists in securing bids and proposals and makes recommendations to the Property Manager as relates to the building's physical plant.
    • Monitors the functions of service contractors and building repair and maintenance contractors for the community. Identifies problems, notifies the property manager accordingly, and coordinates response from the contractor.
    • Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials for property system functionality.
    • Works with the Property Manager to create and execute the Hurricane Preparedness Plan and Emergency Response for the property.
    • Reports to Property Manager detailing property condition, safety issues and any other noteworthy items.
    • Assists in the preparation and implementation of a preventative maintenance program for the building.
    • Ensures that all personnel are properly trained, perform their assigned duties and have proper equipment/supplies to perform their job.
    • Executes the maintenance work schedule in conjunction with the Property Manager regarding project priorities.
    • Responds to emergencies in the building as needed and is on-call 24/7. Maintains thorough knowledge and understanding of the emergency equipment and procedures.
    • Communicates to the Property Manager as soon as possible the status and outcome of any emergency.
    • May be assigned other duties by the Property Manager.
    • 2. Scope of Responsibilities + Reporting structure
    • Oversee day to day management and maintenance of all key physical property components.
    a. Building structure, equipment and systems, grounds, landscaping, and amenities.


    • Aligns with and reports to Property Manager on project priorities, timelines, and budgets.
    a. Coordinate key scheduled maintenance activities and resources required.


    • Oversee the performance of the planned and preventative maintenance across all facility and safety systems.
    a. Includes facility support of the on-site rental program ensuring fully functioning rental units.

    b.

    Conduct regular inspections, including knowledge of the specific requirements to ensure the quality control of workmanship and proper system function.


    • Should have a specific knowledge of high-rise electrical, plumbing, elevators, HVAC and mechanical systems skills including;
    a. Fire and domestic water pumps, and fire/life safety system knowledge – sprinklers, heat detectors and alarm systems

    b. Trash room

    c. Proficiency in general repairs and techniques

    d. Industrial cleaning


    • Excellent communication and interpersonal skills, including the ability to speak to all levels of employees, guests, vendors, and team members

    • Ability to lift heavy equipment and comfortable standing or walking for long periods of time
    • Manage the Maintenance Technician in the completion of the approved projects and scheduled tasks,
    a. Identify additional resources and/or vendors required for specific projects


    • Managing key external business relationships
    a. Negotiating bids and service contracts

    b. Supervising Outside vendors i. Confirming Proof of License and insurance ii. Following all appropriate safety practices

    c. Maintaining inventory of key system parts and operating supplies.

    d. Coordinate and participate with key system inspections – fire, elevator etc.


    • Identify appropriate facility and systems upgrades for board direction and reserve funding consideration.
    • Review and delegate specific work orders from unit owners
    • 3. Key Accountabilities - High-Level Requirements
    • Currently hold or will acquire Certified Pool Operator License
    • Experience and basic knowledge with key building, equipment, grounds and maintenance systems, including
    o Plumbing and pump house function/equipment

    o Electrical o Construction and building structure

    o Elevator

    o HVAC

    o Landscaping and Irrigation

    o Swimming Pool systems

    o Fire Detection /Alarms/Sprinklers

    o Water Leak Detection

    o Grounds maintenance

    o Painting

    o Appliance basics - troubleshooting

    o Locksmiths

    o Pest Control

    o Troubleshooting any facility issues that develop

    o IT systems, Cable, phone, Internet, Security systems


    • Responsible for executing key emergency facility procedures
    o Hurricane; pre-storm preparation, post storm inspections and repairs

    o Fire; alarm systems and inspections

    o Elevator safety system

    o Water leak shut off systems/ leak prevention


    • 4. Minimum / preferred requirements
    • Strong background in maintenance and/or mechanical engineering
    • Minimum 5 years in commercial maintenance or equivalent experience
    o Background in key commercial residential facilities systems

    o Key certifications – Certified pool operator license, Florida landscape land use code

    o On-going education and certification

    • 6. Hours of WorkMonday - Friday 7 am to 4 pm; Must be available to respond after-hours and on weekends for on-call. Position is on average 40-50 hours per week.
