    Job Description


    A Maintenance Manager at our CWT CCW Terrell locationis responsible for assuring that the facility and production equipment are properly maintained and designed to safely perform specified tasks in a cost-effective manner.


    Included in the execution of these responsibilities are:
    identification, justification, and execution of capital projects; monitoring of machine functioning to include repair/downtime history and planning/execution of necessary/cost effective preventative maintenance activities; maintenance of stock room inventory that adequately reflect the parts needed of the operation in a cost effective manner; direct supervision of professional engineers, technicians, department supervision and clerical personnel; indirect supervision of hourly maintenance craftsmen to include skilled electrical and millwright personnel; maintenance of physical facility to serve its intended use in a safe/cost effective condition; assure that the equipment meets necessary safety characteristics as specified by various regulatory bodies (e.g. Occupational Health Safety Administration, National Fire Protection Association, industrial insurance carrier, etc.); monitoring of discharges (e.g.

    air, noise, sewer, etc.) to assure that proper permits are in force and emissions are maintained within prescribed limits; interface with other plant departments to identify, justify, and execute projects that improve safety, reduce manufacturing costs, improve production, enhance repair of equipment breakdowns and/or facility problems; development, justification and adherence to annual operating expense budget; outside interface/support with various company groups (e.g.

    R D, Central Engineering, etc.) to complete projects/activities targeted at improving productivity.


    Duties and Responsibilities:
    Departmental management - Provides leadership and direction for plant's maintenance functions.

    Focus of efforts include preventative maintenance, maximization of equipment utilization, parts inventory control, energy management, waste minimization/management, concurrent engineering, project identification and justification, craftsmen development, vibration analysis, process/machine troubleshooting, failure analysis, equipment design/fabrication/installation, fire/loss protection, and budget development/justification/maintenance.

    Establishes direction for plant maintenance department to professionalize practices to reflect state-of-the-art developments in manufacturing maintenance engineering and management. Responsible for developing departmental budget needs, justifying such and maintaining costs within budget. Expected to understand interrelationship between machine functioning and proposed equipment projects with company's "cost of goods sold" results.

    Supervision - Directly supervises hourly maintenance mechanics and develop/modify systems to enhance productivity and/or reduce maintenance downtime/costs. Serves as SME (Subject Matter Expert) for electrical, mechanical and basic PLC. Supervisory duties include hiring, terminating, promoting, coaching, counseling, work prioritization, goal setting, and performance appraisal. Assures department meets appropriate governmental guidelines and requirements related to personnel issues.

    Project management - Coordinates specification, planning, justification and execution of capital projects and major maintenance activities.

    This includes determination and documentation of need; coordinated development of proposed equipment/facility required to address need; technical specification of required equipment/facility functioning/component; review/recommendation of vendor/contractors; actual projectmanagement during execution (often through a subordinate intermediary) and ultimate completion.

    Activities must be completed in a safe manner, consistent with regulatory body and insurance contractor demands, with a minimum disruption of plant production within specified time periods and within budgeted costs.


    Plant engineering support - Supports project engineer acting as SME (Subject Matter Expert) and liaison between departmental staff, the plant manager, other departmental managers, line supervisors and other plant personnel in matters relating to equipment design and functioning.

    Works with production and quality/technical service departments to improve process functioning by making justified equipment modifications and/or changes.

    Assists R D, Purchasing and Central Engineering personnel as needed to better understand equipment capabilities/functions, especially as they relate to product/process requirements.

    Coordinates project activity, including equipment design/introduction, with project engineer and Central Engineering. Supports plant SES (Safety Env Security Supr) with waste management, pollution control and administrative requirements.

    • Listen to problems/concerns and recommend courses of action.
    • Provide scientific and professional expertise and guidance to subordinates to assist them with more complex projects, problems, etc.
    • Conduct performance appraisals career counseling.
    • Coach supervisory personnel concerning: productivity issues, work prioritization, crew development, shift/workgroup, interface issues, sound business decision making, and personnel issues.
    • Hire, promote, coach, train discipline personnel as needed.
    • Identify and address opportunities to enhance employee skills through training.

    Work Environment/Time Worked:

    Approximately 60% of time is spent in office or typical business atmosphere - meetings, project review, etc.

    About 40% of time is on the factory floor (or around physical facilities) and the remaining time is spent in the machine shop (boiler room/parts area).

    Major responsibilities fall in manufacturing environment necessitating significant amount of time standing, walking, stooping on a concrete floor.

    Periodically, job demands necessitate climbing on (under, over, etc.) equipment or around facility (roof, boiler room, carbon black distribution system, etc.), where the individual may get excessively dirty and/or be exposed to extreme environmental temperatures.

    Hours Worked:
    Core hours are 6:00 a.m. to 4:00 p.m hours/week. These core hours are necessary to interface with shift and daylight personnel. The operation runs 24 hours/day and sometimes on weekends. This necessitates regular weekend project/repair work to avoid interference with manufacturing.

    Given the job requirements and above demands, the incumbent will be expected to occasionally work on weekends and holidays and be in the facility during "off-hours" for several hours when emergency conditions arise.

    Some additional weekends and holidays are required as projects and production demands dictate. Will not normally be allowed to use vacation time in conjunction with holiday, because of typical project scheduling.

    Comments:
    Routine work beyond 40 hour week is necessary, normally about hours per week. Must be on call to come into the plant when emergencies dictate or personnel needs technical expertise. The position often places very tight time and cost constraints on activities, creating potentially stressful situations.

    Will be required to perform other duties as requested, directed, or assigned.

    Education:

    • B.S. degree

    • Professional engineer certification is desired

    Equivalency:

    • Baccalaureate degree in natural science (physics) with all normally required engineering curriculum completed with passing grades, including calculations.
    • Also, completion of business courses outlined above.

    Experience:

    • Five to Seven years of progressively responsible experience in manufacturing engineering and maintenance
    • Chemical industry background desired or similar industrial experience
    • Previous supervisory experience with both technical and hourly personnel

    Physical Requirements:
    Sitting - desk, meetings, PC.
    Standing - observing process, equipment functioning craftsmen/contractor work observation.
    Walking - around 100,000 sq. ft. plant facility, around Ritner office complex and between buildings. Includes roofs, equipment scaffolding and other confined areas with limited headroom suspended above plant floor.
    Lifting - up to 50 lbs. - handling tools, parts, motors, bar stock, etc.
    Stooping - to observe plant equipment functioning pick up parts, use measurement tools, move around equipment, etc.
    Bending - to observe process function, examine equipment, take measurements, etc.
    Climbing - around plant equipment, ladders to facilities roof, ladders to equipment platforms and mezzanines.
    Travel - by airline - visit vendors, customers, attend conferences.
    Typing - using PC, CAD, work master keyboard.
    Driving - between facility buildings, to vendors local machine shops, etc.
    Eyesight - must be able to read gauges, take measurements, observe equipment functioning.

    Hearing - must be able to interact with verbal instructions, hear equipment moving (for own safety) and listen for equipment anomalies.

    Touch/feel - must be able to feel texture of mechanical components to identify wear patterns, stock (rubber for consistency, etc. Should be able to determine temperature differences within about 10°F.
    Speech - give verbal instructions and caution personnel of potential safety situations.
    Pulling/Pushing - Removing tight fitting equipment components, testing equipment functioning, etc.
    Eye/hand coordination and manual dexterity - To use machine shop tools and "test operate" production equipment. Also used with some of measurement devices employed and PC.
