    Description

    SUMMARY OF POSITION

    To assist the Community Manager in maintaining the Waitlist at the Section 8 community to which they have been assigned. The Occupancy Coordinator will also be responsible for completing and approving initial move in files, interims, and annual recertifications that are required per the residing regulatory body, in a timely manner.

    ESSENTIAL FUNCTIONS OF THE POSITION
    1. The Occupancy Coordinator will assist in maintaining all appropriate documents and paperwork needed for each resident file.
    2. The Occupancy Coordinator will actively assist in enforcing the communitys rules and policies and procedures of the company to maintain a productive and peaceful community.
    3. The Occupancy Coordinator will demonstrate knowledge of and comply with or enforce all building regulations, lease agreements, and governmental requirements, which govern the operation of the assigned property. The Occupancy Coordinator will have sufficient knowledge of leases to explain their provisions to potential and current residents.
    4. The Occupancy Coordinator will cause all Public Housing rental applications to be processed, leases prepared and signed, and all related forms and materials related to the occupancy of units to be completed and submitted in accordance with established rental standards.
    5. Under the supervision of the Community Manager, the Occupancy Coordinator will execute all leases and related documents on behalf of the property.
    6. The Occupancy Coordinator will perform other job-related duties as assigned. The above items are not exhaustive, but generally indicate the requirements of the position.
    Qualifications

    KNOWLEDGE, ABILITIES AND SKILLS

    Education & General Requirements:
    • High School diploma or GED certificate
    • Must be over 18 years of age
    • Must be able to speak, read and write English
    • Must meet underwriting standards for fidelity bond insurance
    • Must be able to conduct property business off-site (such as daily bank deposits, off-site meetings, or other such business.)
    • If using personal automobile, must possess valid drivers license, and must meet standards of insurability set by insurance carrier to operate personal automobile in furtherance of company business
    • Must not be on the Denied Participation list issued by U.S. Dept. of Housing & Urban Development
    Equipment Operation
    • Operate company vehicles on site, if any.
    • Operate, or be trained in operation of, site computer system, local housing authority system, EIV, Telecommunications Device for the Deaf, FAX Machines, Copier, and other normal business machines.
    Experience

    Operational experience as an Occupancy Coordinator or Assistant Manager of a similar residential apartment community is preferred. Other related experience will be considered.
